- GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Texas City:Dallas Delineated Area:From the intersection of Bethel Drive and S. Beltline, south on S. Beltline to I-30, west on I-30 to FM-157, north on FM-157 to TX 121, north on TX 121 to Ball St., north on Ball St. to W. Northwest Hwy, east on W. Northwest Hwy Bass Pro/Bethel Drive, east on Bass Pro/Bethel Dr. to S. Beltline Minimum Sq. Ft. (ABOA):34,153 Maximum Sq. Ft. (ABOA):34,153 Space Type:Office Parking Spaces (Total):103 on-site secured parking spaces Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): Full Term:15 Firm Term:10 Option Term: Additional Requirements:Space offered must be contiguous and have potential for an efficient layout. Space must be located on the second floor or higher. Space may be located on the top floor, provided no roof access is within the offered space. Buildings with public parking areas below the offered space will not be considered. Space shall be located in a professional office setting and not within 1,000' of residential areas, places of worship, schools, hospitals, prisons, abortion clinics, mental health clinics, drug rehabilitation centers and/or day care centers. Space shall not be located in the same building as day care facilities, abortion clinics, mental health clinics, or drug rehabilitation clinics, immigration, probation, parole, public defenders, and/ or social services. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of Interest Due:October 7, 2016 Market Survey (Estimated):October 17, 2016 - October 21, 2016 Offers Due: December 4, 2016 Occupancy:November 30, 2017 Expressions of interest must include the following information: 1.Building name and address and location of the available space within the building 2.Rentable square feet available, and expected rental rate per rentable square foot, fully serviced 3.ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully service. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. 4.Date of space availability 5.Building ownership information 6.Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any) 7.Energy efficiency and renewable energy features existing within the building 8.List of building services provided 9.Building, space, and parking accessibility in compliance with ABAAS. 10.Building, space, and parking compliance with fire and life safety and seismic requirements. 11.Building, space, and parking compliance with ISC and Publication 64 security standards.
