- The General Services Administration (GSA) seeks to lease the following space: State:Michigan City:Grosse Ile & vicinity- delineated area covers multiple towns Delineated Area: North: Goddard Rd East: US/Canada Border South: Gibraltar Rd West: Telegraph Rd Minimum Sq. Ft. (ABOA):6,100 ABOA sf: comprised of at least 800 ABOA sf of warehouse/garage space + 5,300 ABOA sf of office Maximum Sq. Ft. (ABOA):7,400 ABOA sf: comprised of approximately 1,540 ABOA sf of warehouse/garage space + 5,860 ABOA sf of office Space Type:Office and warehouse/garage space Parking Spaces:15 total reserved outdoor spaces secured by fencing: comprised of 14 standard spaces + 1 oversized space sufficient to accommodate a trailer measuring 9' W x 20' L x 11' H Full Term:10 years Firm Term:5 years Option Term:None Additional Requirements: Garage space must provide a ceiling height of at least 14 feet Garage space must provide one (1) drive-in garage door measuring at least 11 feet in height Garage space must provide one (1) standard exterior door for entry/egress Garage space must be heated The required 15 reserved and secured outdoor parking spaces must be accommodated within a fenced-in area adjacent to the building Two (2) separate exterior entries are required into the office space Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 or 500 year flood plain.
