Description
Delineated Area Map U.S. GOVERNMENT SOLICITATION No. 6IN0157 General Services Administration (GSA) seeks to lease the following space: State: IN City: Jeffersonville Delineated Area: North: Route 31 to Highway 403 to Highway 3, to the Ohio River; East: the Ohio River to Portage Road; South: the Ohio River to Interstate 65; West: Interstate 65 to Highway 31 Minimum Sq. Ft. (ABOA): 300,000 Maximum Sq. Ft. (ABOA): 300,000 Space Type: 300,000 Sq. Ft. (ABOA) Warehouse space comprised of: 285,000 Warehouse 15,000 Enclosed Office within general Warehouse Space Onsite/Outside Parking Spaces (Total): 1,000 Full Term: 4 years Firm Term: 2 years Option Term: None Additional Requirements: •· Offered Space shall be contiguous on ground level. •· Janitorial, m aintenance, and any work in the Space must be performed during normal business hours. •· 1 st Shift Hours of Operation 7:00 AM to 5:00 PM. 2 nd Shift for partial Warehouse Space Hours of Operation 4:00 PM to 12:00 AM (for 200 to 300 employees). •· Security Requirement, Facility Security Level II. •· Minimum clear ceiling height shall be 30 feet for receiving, shipping, and warehousing areas. •· Floor load capacity shall be minimum 100 PPSF •· Floor coverings: assembly, warehouse, receiving, and shipping area floors do not require floor covering. Commercial grade carpet tiles required for Office Space. Areas to be covered with commercial grade vinyl tile shall include: Break Room, Vending Area, Training Room(s), Storage Rooms(s), and Computer Rooms. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is not required. Utility services shall be separately metered. Tenant agency directly pays for water, electricity, gas for heating, and sewage. Lease shall include requirements for janitorial service. Offered space shall not be in the 100 year flood plain.
