- The Department of Veteran Affairs (VA) seeks to lease the following space: Space Type: Office ANSI BOMA USF: Min-4,200 / Max- 4,700 Parking Spaces (Total): 14 total, 3 reserved spaces Delineated Area: North Boundary: W. Hedding Street/E. Hedding Street/Berryessa Road East Boundary: N. Capital Avenue/S. Capital Avenue South Boundary: Capital Expressway West Boundary: Almaden Expressway/Lincoln Avenue/Park Ave Lease Term: 10 Years / Firm Term: 5 Years Estimated Occupancy: ASAP ADDITIONAL BUILDING REQUIREMENTS: The offered space: A.Shall be contiguous B.Shall be located on the ground floor C.Shall not be within 250 walkable feet from a bar, liquor store or like establishment; a residential hotel; and near an area where it is known that illegal activities occur such as illegal drugs sales as determined by RCS officials. D.Shall convey a welcoming, pleasing and safe environment for the Veterans and their families as determined by RCS officials and as described in the RCS Guidelines and Instructions for Vet Center Administration. E.Shall be located in an area where RCS staff can provide professional counseling, community education, outreach to special population and the brokering of services within community agencies as described in the RCS Guidelines and Instructions for Vet Center Administration. F.If 14 parking non reserved or reciprocal parking spaces cannot be met, then a parking garage or lot, paid or unpaid, shall be located within 0.3 walkable miles from the property address. G.Shall located within 0.3 walkable miles from "mass transit" within the delineated area in order to maximize access to readjustment counseling services for Veterans and their families within the office's Veteran Service area. H.Shall not be a sublease I.Shall allow the VA to put up a flag pole J.Shall comply with all fire life safety, seismic and other terms and conditions of the lease and its attachments. SUBMISSION REQUIREMENTS: All interested parties shall respond to this announcement no later than October 10, 2016- 4PM PDT and shall include the following (at minimum) in their email or correspondence: "Building name, address and date of availability " "As built" floor plans of offered space "Written acknowledgement and permission to represent the property (for Brokers or legal representatives) Electronic or hard copy information shall be sent to: Department of Veteran Affairs Attn: John Paul Niega, Contracting Officer 975 Kirman Avenue Reno, NV 89502 Subject: San Jose Vet Center- Expression of Interest Johnpaul.niega@va.gov SUBMISSION NOTES: The Government is limited by law (41 C.F.R. 102-73.55) to pay no more than the appraised fair rental value for space. RESPONDENTS ARE ADVISED THAT THE VA ASSUMES NO RESPONSIBILITY TO AWARD A LEASE BASED UPON RESPONSES TO THIS ANNOUNCEMENT AND THE VA WILL NOT REIMBURSE ANY COSTS ASSOCIATED WITH RESPONSES TO THIS ANNOUNCEMENT.
