Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Connecticut City: Central Business District of New Haven Delineated Area: Point of beginning (POB) at the intersection of Ella T. Grasso Boulevard and Whalley Avenue; east on Whalley Avenue to an intersection with Sherman Avenue; north on Sherman Avenue until an intersection with Henry Street; east on Henry Street and continue east onto Munson Street; continue east onto Hillside Place until an intersection with Prospect Street; south on Prospect Street until an intersection with Edwards Street; east on Edwards Street until its intersection with State Street; southwest on State Street until an intersection with North Frontage Road; west on North Frontage Road until an intersection with Ella T. Grasso Boulevard; north on Ella T. Grasso Boulevard to POB. Minimum Sq. Ft. (ABOA): 11,058 Maximum Sq. Ft. (ABOA): 11,611 Space Type: Office Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 13 months Firm Term: Option Term: Additional Requirements: Space shall be contiguous on one floor The U.S. Government currently occupies office and related space in a building. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. The space must meet requirements for fire-safety plus handicapped access in accordance with ABAAS guidelines. Space shall be located within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. The proposed leased space shall be fully serviced. Expressions of Interest should include the following: •1) Building name and address, and location of space in the building. •2) CAD drawing of space offered. •3) ANSI/BOMA defined Office Area Square Feet •4) Rentable Square Feet Offered •5) Percentage of Common Area Factor used to Determine the Rentable Square Feet •6) Estimated rental rate with a reference to the amount of tenant improvement allowance that is included in the proposed rate and whether the rate if offered on a fully serviced, NNN or modified gross basis. If the rate is not offered on a fully serviced basis, the offeror shall provide estimated additional net terms to bring the rent up to a fully serviced equivalent. •7) Number of parking spaces available on the premises. •8) Name, address, telephone number, and email address of individual to be contacted.
