Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: TN City: Collierville Delineated Area: N : E Poplar Ave; E: HWY 385; S: Keough Rd; W: S Center St to Walnut St Minimum Sq. Ft. (ABOA): 2600 Maximum Sq. Ft. (ABOA): 2600 Space Type: Office Parking Spaces (Total): 2 Parking Spaces (Surface): 2 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 2 Full Term: 10-yrs Firm Term: 5-yrs Option Term: Two - 5-yrs options Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 500 year flood plain. Location Amenities: A variety of inexpensive and moderately priced fast food and eat-in restaurants with close proximity and easy access are required. Hotel and motel facilities should be within the vicinity. Quality and Appearance of Building Exterior: The space should be located in a new or modern office building that projects a professional and aesthetically pleasing appearance including an attractive front and entranceway. If not a new or modern building, the space offered should be in a building that has undergone first-class restoration or adaptive reuse for office space with modern conveniences. Class A building only. Space Efficiency: The space must have the capability of being configured for effective and efficient layouts. Windowed space is required. Access: FMCS requires 24-hour, 7-day a week access for employees and clients. Layout: Space should be divided as follows: 1,600 sf - Conference room Note: 3 data and 3 phone line in the Conference room (lines should be in separate locations within the room) *low voltage minimum of CAT 6 100 sf - Reception area 250 sf - 3-Mediator /breakout rooms (Primary office) Note: 3 phone line in each mediator/breakout room (lines should be in separate locations within the room) *low voltage minimum of CAT 6 3 data ines in each mediator/breakout room (l9nes should be in separate locations withn the room) *low voltage minimum CAT 6 150 sf - Copier/fax general storage room with wet bar/sink 1 dual network port (two sockets in one plate) for fax in storage room located at normal floor height on the wall for networking the multipurpose printer/fax/copier Projector requirements: Standard power socket in ceiling (for capability of mounted projector) Phone closet shelf 1x3 for light equipment (1 standard power socket router and hub at shelf height) Soundproofing: Conference rooms must be soundproofed to STC class of 50 or greater. Each room must have slab-to-slab insulated wall construction, solid core doors, door seals, door sweeps, and any other items necessary to achieve a total individual room soundproofing to meet the STC 50 class. Mediator/breakout rooms must have an STC rating of 45 and include ceiling-high insulated walls and solid core doors. Interior Door Locks: Door locks are required on each interior door
