Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: Project No. 5OR0182 State: Oregon City: Eugene Delineated Area: The area bounded by: North: Thomason Lane through Maurie Jacobs Park to the Willamette River East: Coburg Road South: Highway 99 West: Chambers Street Minimum Sq. Ft. (ABOA): 3,690 Maximum Sq. Ft. (ABOA): 4,250 Space Type: Warehouse Parking Spaces (Total): 0 (See Additional Requirements) Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 20 Years Firm Term: 5 Years Option Term: None Additional Requirements: ● Warehouse structure must allow parking of vehicles inside the warehouse space. ● Warehouse must be secure. ● Close proximity to highways and other major routes ● A minimum truck turning radius to approach overhead warehouse door for a standard vehicle, 40'0" truck/trailor shall be provided and maintained at all times for all surface or dock high loading designed for such sized trucks. One-way ingress/egress road access to unit / service traffic is preferred in order to avoid the need for large turning areas. ● A minimum clear ceiling height of 15 feet 0 inches measured from floor to the lowest obstruction, with the balance of the space maintaining a clear ceiling height of a minimum of 15 feet, 0 inches. Bulkheads and hanging or surface mounted light fixtures which impede traffic ways shall be avoided. ● Solid interior & exterior materials of building structure preferred, such as concrete block or tilt up. No or limited glass in windows / doors is preferred. Offered space must meet Government requirements for fire safety, accessibility (ABAAS), seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
