The Government requires office and related space yielding approximately 14,561 to 16,745 ANSI/BOMA office area (ABOA) square feet, with 28,000 square feet of wareyard. State: Helena City: Rapid City Delineated Area: City of Helena, Lewis and Clark County, Montana Minimum Sq. Ft. (ABOA): 14,561 Maximum Sq. Ft. (ABOA): 16,745 Space Type: Office Space(10,861) warehouse (3,700), and wareyard (28,000) Parking Spaces (Total): 55 Parking Spaces (Surface): 55 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 20 Years Firm Term: 10 Years Option Term: None Additional Requirements: All services, supplies, utilities, and required tenant improvements are to be provided as part of the rental consideration. Other agency specific requirements are 24/7 access. The offered space and all parking must be accessible in compliance with the Architectural Barriers Act Accessibility Standard (ABAAS), all fire and life safety requirements, General Services Administration’s sustainability standards, and seismic requirements. Offered space shall not be in the 100 year or 500 year flood plain. The Government is interested in leasing approximately rentable square feet of Office, Special Use, and Light Industrial space. The space shall yield a minimum of 14,561 ANSI/BOMA Office Area (ABOA) square feet to a maximum of 16,017 ABOA square feet with a secured wareyard and parking area of approximately 28,000 sf (circulation factored in).
