- The General Services Administration (GSA) seeks to lease the following Class A Office and Court Room Space: State: Missouri City: Kansas City Delineated Area: West: I-35 North: 6 th Street East: Troost South: 31 st Street Minimum Sq. Ft. (ABOA): 9,489 Maximum Sq. Ft. (ABOA): 9,489 Space Type: Office & Court Rooms Parking Spaces (Total): 4 Parking Spaces (Surface): 0 Parking Spaces (Structured): 4 Parking Spaces (Reserved): 4 Full Term: 15 years (with termination rights after 90 days) Firm Term: 7 years Option Term: N/A Additional Requirements: · Space must be located in a prime commercial office district with attractive surroundings, a prevalence of modern design, and/or tasteful rehabilitation in modern use. · Space will not be considered where any living quarters are located within the building. · Space must be on the 2 nd floor or above. · Space must be contiguous and on a single floor. · Building floor plate must be a minimum of 15,000 usable square feet. · Column spacing should be a minimum of 25' on center. · A Freight Elevator is preferred from a loading dock. · Cannot be housed in the same building as the U.S. Marshals Service, · Public parking shall be located within two (2) blocks walking distance of the agency's space assignment. · Satisfactory public transportation must be available within two (2) blocks of the space offered. · Ceiling must be at least 8 feet and no more than 10 feet measured from floor to the lowest obstruction. Courtroom ceilings shall have an overall height of 10 feet whenever structurally feasible; areas with raised flooring other than courtrooms must maintain these ceiling height limitations above the finished raised flooring. · Space must be capable of having a secured corridor with a separate entry away from the main suite entrance. · Space must be capable of providing employee restrooms within the space. · The Agency requires the establishment of a public access control (PAC) point where visitors are required to pass through a screening area containing a guard(s), a magnetometer, and/or X-ray equipment. If a PAC point is not established in the buildings entrance lobby, a PAC point in the elevator lobby area(s) of the floor(s) occupied by the agency is acceptable. · The building/space must be capable of meeting the Government’s requirements for Level II Security. The U.S. Government currently occupies office and related space in a building under lease in Kansas City, MO that is expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government requirements, as well as costs incurred through relocating, such as physical moving costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. When responding with expression of interest, the interested party must include a full service rental rate, the most competitive rate, as well as the following: 1. Building name and address and location of the available space within the building. The building site/lot plans, interior building layout drawings/pictures (with dimensions shown preferably) reflecting the space that is being offered. 2. Identification of public transit routes/stops near the property offered. 3. Rentable square feet available and expected rental rate per rentable square foot, fully serviced. 4. ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. 5. Date of space availability. 6. Building ownership information. 7. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). 8. Energy efficiency and renewable energy features existing within the building. 9. List of building services provided. GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized broker representative.
