Description
The General Services Administration (GSA) seeks to lease the following Office space in the Surrounding Area of St. Louis, Missouri: State: Missouri City: St. Louis Surrounding Area Delineated Area: West: Woods Mill Rd (141) North: I-64 East: S. Big Bend Blvd. South: I-44 Minimum Sq. Ft. (ABOA): 5,100 Maximum Sq. Ft. (ABOA): 5,100 Space Type: Office Parking Spaces (Total): 43 Parking Spaces (Surface): 36 Parking Spaces (Structured): 7 Parking Spaces (Reserved): 0 Full Term: 10 years (with termination rights after 90 days) Firm Term: 5 years Option Term: N/A Additional Requirements: · Ground floor space is preferred. · Structurally capable floor for file storage system, 2 refrigerators, freezer, and X-large coolers. · Ramp and/or loading dock to building or space. · If above ground level, a freight elevator that can accommodate 2 people and 2 extra-large coolers with wider doors and hallways. · Ability to install restrooms and showers within the space. · Slab-to-Slab demising partitions. · 8’ high perimeter chain link fence around the 7 parking spaces for Government owned vehicles. · Level II Security. The U.S. Government currently occupies office and related space in a building under lease in St. Louis, MO that is expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government requirements, as well as costs incurred through relocating, such as physical moving costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. When responding with expression of interest, the interested party must include a full service rental rate, the most competitive rate, as well as the following: 1. Building name and address and location of the available space within the building. The building site/lot plans, interior building layout drawings/pictures (with dimensions shown preferably) reflecting the space that is being offered. 2. Identification of public transit routes/stops near the property offered. 3. Rentable square feet available and expected rental rate per rentable square foot, fully serviced. 4. ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. 5. Date of space availability. 6. Building ownership information. 7. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). 8. Energy efficiency and renewable energy features existing within the building. 9. List of building services provided. Please reference RLP # 5MO0255 when responding. GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized broker representative. 10. Action : For FBO postings, delete “offers due;” for procurement summary, keep “offers due” and delete “(estimated)” from dates.
