- Sources Sought Advertisement for Requirement in West Palm Beach, FL GSA Public Buildings Service U.S. GOVERNMENT The General Services Administration (GSA) seeks to lease the following space: State: Florida City: West Palm Beach Delineated Area: West Palm Beach Central Business District (a map of the area is below for reference) Minimum Sq. Ft. (ABOA): 16,317 (Approximately 18,765 RSF) Maximum Sq. Ft. (ABOA): 16,317 (Approximately 18,765 RSF) Space Type: Office Parking Spaces (Total): 14 Parking Spaces (Surface or Structured): 14 Full Term: 10 Years Firm Term: 5 Years Option Term: N/A Additional Requirements: In addition to the 14 parking spaces required for government vehicles as noted above, the agency requires 20 visitor parking spaces either at the building or within one block of the property. Offered space must be contiguous. It is preferable that an approximately 2,955 usable square feet block of space be located on the first floor. The Building must be located within ½ mile of public transportation. The Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. Ceilings shall be a minimum of 8 feet 6 inches; preferable 9 feet 0 inches measured from floor to the lowest obstruction. Column spacing must allow for a functional and economical layout. Note: Net usable square feet does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The building must be able to comply with the Americans with Disabilities Act and meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. · Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. All submissions should include the following information: (1) Name of Owner; (2) Address or locational description of the building; (3) Age of building; (4) Total existing gross square feet; and gross square feet per floor; (5) Site plan depicting the building and parking; (6) Floor plan and gross square footage of the proposed space; (7) Identification of on-site parking; (8) A map demonstrating the building is within the delineated area; (9) FEMA map evidencing that the building lies outside the 100-year floodplain; (10) Building owners must provide evidence of ownership. Non-owners (e.g. prospective developers/lessors) submitting a building must provide evidence of permission or authority granted by property owner to submit the building to GSA for development; (11) Any information related to title issues, easements and restrictions on the use of the building; (12) A description of any planned land development or construction which will affect the building including neighboring projects and road/ utility line construction.
