- RLP # 2PR0115 Ad Notice is amended as follows: U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: PR City: San Juan/Hato Rey, Guaynabo (Greater Metropolitan San Juan Area) Delineated Area: Starting at the intersection of intersection of PR-165/PR-24 and Expreso José De Diego/Interstate PR2/PR-22 NORTH: Heading east on Expreso José De Diego/Interstate PR2/PR-22; Heading south onto Expreso Las Américas/PR-18; Heading east onto Calle Carlos F. Chardón; Heading north to Avenida Arterial B; Heading east on Avenida Arterial B to Avenida Luis Muñoz Rivera/PR-1 S; EAST: Heading south on Avenida Luis Muñoz Rivera/PR-1 S; Continuing onto PR-1 S to Puerto Rico 21; SOUTH: Heading west onto Puerto Rico 21 to Expreso Rafael Martínez Nadal/PR-20 to PR-165/PR-24. Renewal Option Additional Requirements: •· This is a prospectus leasing action, and this procurement shall be governed by the congressionally approved limitations on square footage, and rental rates. •· The offered space shall be located in a Class A building and located in a prime commercial office district with attractive and prestigious surroundings, and avoid areas of high crime. •· Offered space shall be distributed in contiguous space on each floor. Approximately 12,000 SF of space must be available on main floor of the building. •· Building shall have a cistern and a Full load generator to provide for services during power outages and emergency situations at no additional cost to the Government. •· Offered space shall not be in the 100-year flood plain. •· Offered space must meet federal Government requirements for security, fire & life safety, seismic, handicapped accessibility (ABAAS), energy, and sustainability. •· Tenant cannot relocate between January 1st and April 30th. •· Some areas will require slab-to-slab construction. •· Loading dock or designated loading area required. Freight elevator or passenger elevator used for freight is required if space is above ground level. •· All services, supplies, utilities, maintenance, and tenant alterations are to be provided as part of the rental consideration. This facility operates two shifts, core hours are Monday thru Friday 7:00 a.m. to 12 midnight. Expression of Interest Expressions of interest must be submitted to the below address by 4:30:00 PM AST on November 7, 2016 and must include the following information: · Building name, address and the location of the available space within the building, and date the space will be available. · Legal property description. · One-eighth inch scale drawing of space offered in PDF format. · ANSI/BOMA (ABOA) defined office area (formerly usable square feet - USF) offered. · Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant I mprovement allowance included. · Common Area Factor used to determine the RSF. · Amount of parking available on-site and available per local code; any costs associated with parking. · Building ownership information. · Energy efficiency and renewable energy features existing within the building. · List of building services provided. · A FEMA floodplain map indicating the location of the building within the map. · Evidence of the building's capability to operate during emergencies - i.e. cistern and full load generator are pre-existing, or will be installed at lessor's expense. · Energy Star, and building sustainability information, or statement that building and offered space will be renovated to accomplish the required certifications. · Name, address, telephone number, and email address of authorized single point of contact. In cases where an agent is representing multiple ownership entities, written acknowledgement, and permission to represent multiple owners for the same submission. In no event shall the potential offeror enter into discussions concerning the space to be leased with representatives of Federal agencies other than the officers, employees and authorized Representatives of the General Services Administration.
