- The United States of America ("Government") acting by the U. S. Gen e r a l Services Ad m i n istra t i o n ( " GS A " ) is seeking e xp r es s ions of interest fro m s o urc e s for Office s p a ce in Madison, WI. The Government's existing l ease for s p a ce l ocated in Madison, WI will be expiring and the Gover n ment i s seek i n g so u r ces to evaluate f or potential r eloc a tion. Occupancy i s requi red by July 1, 2017. T h e Government is i nterested in l easing appro x i mately 6,400 usf of Class A space for use by the Federal HIghway Administration. The a r ea o f con s idera t ion / del i ne a ted area is Nort h : US HWY 14 (University Avenue), South: Mineral Point Road, W e s t : Pleasant View Road S, East: Gammon Road Location of bu i l ding being provided must be within the boundaries s et forth. T h e anticipated t e rm is 10 years; 5 years firm term as a fully s e rviced l ease. I n a d di t i o n to the rental c osts the Government will also factor in co s t s of mo v i n g to a new loc a tion, includi n g, but not limited t o, p hysical mo v e, t e n a nt improvemen t s, above-standar d/ s pecia l ized a l ter a tio n s/ e quipmen t,, fur n i t ure relocation, telecommun i c ation s, and other related cost s. Note that th e se s a m e co s ts may not b e factored in when eva lu a t i n g whether i i t is m o st a d v antage o u s to the Government to r ema in in t h e current le a s e locatio n. The building mu s t be l ocat e d in a prime c o mmercial office dist ri c t with attrac t iv e, pr e s tigio u s, prof e s sional surro und i ngs and a prevalence of contemporary d es i g n and/or t a s t e f u l reh a b i l ita t ion in current u se. Streets and publ i c sidewa l k s m u s t be well m a int a i n ed. Buildin g s offered f or c o n s i d e r ation m u s t be of s o und and s ubstantial construction of the type generally recognized as c o ntemporary with the ability to demonstrate meeting all current Fe d era l/GSA/Public Bu i l din g s Service, State, and l o cal codes and regulatio n s including but not limited to fire and li f e safety, accessibility, Occupational Safety and Health Admin i s t ration, and s e i smic protection codes and regulatio n s. SUBMISSION REQUIREMENTS Expressio n s of i nterest must be submitted in writing and must include t h e following information at a minimum: : 1) Building na m e/address 2) Legal property description, recent survey, and property identification numbe r s (PI N ) 3) Location of space in the building and date it will be available 1) On e - e ighth inch sca le d ra w ing of s pace offered 2) ANSI/BOM A defined office area/useable square feet (USF) 3) Rentable Square Feet (RSF) offered and rental rate per s quare foot, specifying services, utili t ies, and tenant improvement allowance i n c l uded 4) Common Area Factor u s e d to determine the RSF 8) Name, address, telephone number, and email address of authorized c o ntact 9) In c a ses where a agent i s representing multiple ownership entitie s, written acknowledgementand perm i ss i on to repr e s e nt multiple owners for the same s ubmission Th i s i s not an i n v itation for bi d s or a r e qu e s t for prop o s a l s.
