Description
GSA Public Buildings Service U.S. Government Expressions of Interest Sought General Services Administration (GSA) seeks to lease the following space: State:CO City:Colorado Springs Delineated Area:To satisfy Executive Order 12072 and accommodate the agency's mission requirement to stay within close proximity of major highways the 8,315.35 to 9,190.65 ABOA SF of contiguous space must be with the following delineated area: Interstate 25 to the West Constitution Avenue to the North North and South Academy Blvd. to the East E. Fountain Blvd. to the South (10) year lease, five (5) year firm term. Minimum Sq. Ft. (ABOA):8,315.35 Maximum Sq. Ft. (ABOA):9,190.65 Space Type:Office (2,580 USF ABOA), Other (6,173 USF ABOA) Parking Spaces (Total):17 Parking Spaces (Surface):17 Parking Spaces (Structured):0 Parking Spaces (Reserved):0 Full Term:120 Firm Term:60 Soft Term:60 Option 1 Term:0 Option 2 Term:0 Additional Requirements:The US General Services Administration (GSA) is seeking to lease a minimum of 8,315.35 usable square feet of office and 17 surface parking spaces. The space will consist of class A or B office space, holding cells, interview rooms, Sally port, etc. The 17 parking spaces must be secured behind a fence in a lit parking area and monitored by a video camera security system. All space must be windowed and contiguous on the first floor. Offered space shall be in a building within the delineated area to include: Interstate 25 to the West Constitution Avenue to the North North and South Academy Blvd. to the East E. Fountain Blvd. to the South, in Colorado Springs, Colorado. Buildings on the Historic Register, eligible for the Historic Register, or within a Historic district within the delineated area are encouraged to offer. The site MAY NOT be located in the 500 year floodplain. All services, supplies, utilities, and required tenant improvements are to be provided as part of the rental consideration. Other agency specific requirements are 24/7 access. The site shall have easy and safe ingress and egress for motor vehicles. In addition, the agency has a requirement to be located in areas which are zoned as Industrial and/or commercial those are not within close proximity to residential, schools, community centers or other similar facilities. The building, space, and all parking must be accessible for the physically challenged in compliance with the Architectural Barriers Act Accessibility Standard (ABAAS). Building space shall meet all fire and life safety and federal seismic requirements. The lease term shall be for 10 years, 5 years firm with completion of tenant improvements and occupancy by May 1, 2018 or sooner. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 500 year flood plain.
