**This is a repost** General Services Administration (GSA) seeks to lease the following space: State: Kansas City: Emporia Delineated Area: City limits of Emporia, KS Minimum Sq. Ft. (ABOA): 1,320 Maximum Sq. Ft. (ABOA): 1,080 Space Type: Office Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 Years Firm Term: 2 years Option Term: N/A Additional Requirements: Space must be contiguous with support columns no closer than 20' center to center. Space must be convenient to the visiting public and accessible by the Government at all times. If space is not located on the 1st floor, there must be at least two elevators available, one of which can be used as a freight elevator. Upon review, the Government may choose to exclude multi-tenant buildings where a conflict of interest exists. A conflict of interest occurs when the Lessor leases space in the same building as the Government to a tenant seeking to either profit from Government customers or employees, or a tenant that interferes with the Government's mission. Co-tenants considered inappropriate for the intended Government use of the building include, but are not limited to, law firms and retail locations that sell alcohol, tobacco, firearms and explosives products and related paraphernalia. Upon award, multi-tenant buildings must be effectively managed throughout the life of the Lease to prevent conflicts of interest with regard to co-tenants in neighboring space within the same building. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of interest must include the following information: 1. Building/site name and address and location of the available space within the building/site; 2. Rentable square feet available and expected rental rate per rentable square foot, showing the rent broken into Shell rent and Operating expense rent; 3. ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced but excluding utilities for the following: electricity/ gas, water/sewer and trash collection. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); 4. Date of space availability; 5. Building ownership information; 6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, (if any); 7. Energy efficiency and renewable energy features existing within the building; 8. List of building services provided; 9. One-eighth inch scale drawing of proposed space offered or marketing brochure illustrating the floor plans and proposed space, or proposed site layout; 10. Name, address, telephone number, and email address of authorized contact; 11. In cases where an agent is representing multiple ownership entities, written acknowledgement; If an expression of interest letter received does not contain all of the information listed above, it may be considered non-responsive.
