- Prospectus General Services Administration (GSA) seeks to lease the following space: State:DC City:Washington Delineated Area:Central Employment Area (CEA) Min Sq. Ft. (ABOA):295,833 Maximum Sq. Ft. (Rentable):355,000 Space Type:Class A office space Parking Spaces (Total):15 Lease Term:20 years with an optional renewal term of 10 additional years Firm Term:20 years Additional Requirements: •Offered space must be located within walking distance (approximately 2640 walkable linear feet or 1/2 mile) of a Metrorail station; •Offered space must be located in a single building; •Offered space must be contiguous; •Offered space must be able to meet ISC Security Level III; •A security assessment will be conducted on all potential offered buildings in the competitive range; •Offered buildings must have, or be able to attain within a year of occupancy, an Energy Star rating of 75 or higher. Authorized Contacts:GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative, Cushman & Wakefield. Buildings offered must be able to meet all Government requirements contained in Prospectus # PDC-12-WA17 and in the RLP/Lease to be issued, including but not limited to requirements for fire safety, accessibility, location amenities, and sustainability standards. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Not all minimum requirements are stated in this advertisement. The Government anticipates three separate phases of occupancy, with (1) approximately 75,000 ABOA SF delivered by May 2019, (2) 172,000 additional ABOA SF delivered by February 2020, and (3) the remainder of the ABOA SF requirement delivered by May 2020. Interested buildings may propose an alternate phasing schedule for the Government's consideration, with 100% occupancy no later than May 2020. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): 1.Building name/address and the location of available space within the building; 2.Date of space availability along with confirmation of the building's ability to meet the above projected occupancy dates and/or an alternate phasing schedule with 100% occupancy no later than May 2020; 3.Scale drawing of the offered space (as-builts); 4.Amount of parking available onsite; 5.Rentable square feet available and the expected rental rate per rentable square foot, fully serviced; 6.ANSI/BOMA office area (ABOA) square feet to be offered and the expected rental rate per ABOA square foot, fully serviced, meeting GSA's standard building shell requirements and inclusive of a Tenant Improvement allowance of $46.74/ABOA SF and a Building Specific Amortized Capital allowance of $25.00/ABOA SF related to security; 7.Name of the closest operational Metrorail station and the offered building's distance to it in walkable linear feet; 8.Name of ownership entity and, if applicable, parent company; 9.Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered.
