- Delineated Area of consideration for this solicitation. General Services Administration (GSA) seeks to lease the following space: State: NY City: Queens (Flushing) Delineated Area: North: Northern Blvd. East: Parsons Blvd. South: Franklin Ave. West: Main St. (See attached map.) Requirements Minimum Sq. Ft. (ABOA): 12,548 Maximum Sq. Ft. (ABOA): 13,834 Space Type: Office Parking Spaces (Total): 0 Parking Spaces (Reserved and Secured): 0 Full Term: 10 years Firm Term: 5 years Additional Requirements: • Class A space preferred. • Space must be contiguous on a single floor at ground level or above. Basement or below grade space will not be accepted. • Space on the ground level is preferred. • Space offered above the ground level must be serviced by at least two accessible elevators, one of which may be a freight elevator. • Secure restrooms accessible only to government employees (or other tenants, in the event of a multi-tenant floor). Offered space must meet Government requirements for fire safety, accessibility, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Flushing, NY that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. This procurement will be subject to all the rules, regulations, conditions, and specifications stated in the Request for Lease Proposal package that will be sent out pursuant to this advertisement. Expressions of Interest must be received in writing no later than December 15, 2016 at 4:30 PM Eastern Time, and should include the following information at a minimum: • Building name and address; • Location of space in the building and date of availability; • Rentable Square Feet (RSF) offered and full service rental rate per RSF; • ANSI/BOMA office area (ABOA) square feet offered and full service rental rate per ABOA SF; • Floor plans (as-built) identifying offered space; • Name, address, telephone number, and email address of authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. At this time, the Government is only considering existing buildings, and will not consider new construction options.
