- Description of area of consideration U.S. GOVERNMENT seeks to lease the following office space through the Automated Advanced Acquisition Program (AAAP): State: Alaska City: Petersburg Delineated Area: see attached map Minimum Sq. Ft. (ABOA): 700 Maximum Sq. Ft. (ABOA): 750 Space Type: Office Term: 20 years, 10 years firm Agency Specific Requirement: (including GOV parking) 3 surface parking spaces; boat parking approximately 10'x40'; 150sf of evidence storage/IT room with HVAC and power for chest frezzers Please provide expressions of interest via email to the point of contacts listed below. HOW TO OFFER: The Automated Advanced Acquisition Program (AAAP), located at https://aaap.gsa.gov, will enable interested parties to offer space for lease to the Federal Government in response to RLP 17-Reg10_5AK0368. In addition, the Government will use its AAAP to satisfy the above space requirement. Interested parties must go to the AAAP website, select the "Register to Offer Space" link and follow the instructions to register. Instructional guides are offered in the "HELP" tab on the AAAP website. Once registered, interested parties may enter offers during any "Open Period," which will typically be the 1 st through 7 th of each month, ending at 11:59 PM EST on the 7 th of the month. Lease award will be made to the lowest price, technically acceptable offer, without negotiations, based upon the RLP requirements package found on the AAAP website. During the Open Period, offerors will be permitted to submit new offers or modify existing offers. Offerors can draft an offer at any time; however, you can only submit an offer during the Open Period. The offered space must comply with RLP 17-Reg10_5AK0368 and must meet Federal Government, State, and Local jurisdiction requirements, including requirements for fire and life safety, security, accessibility, seismic, energy, and sustainability standards in accordance with the terms of the Lease. All documents can be found at https://aaap.gsa.gov. Tenant Improvement work may be required to fit-out the space. The Offeror must have the capability to carry some of these costs by amortization as itemized lease rates, and some of the cost must be carried by the Offeror until the space is accepted and achieves beneficial occupancy. The Offeror must have the capability to carry the costs of Building Security Amortized Costs as itemized lease rates. The offered space must be separated from adjacent tenant spaces by full-height slab-to-slab walls. The HVAC system for the space must have capability for manual override of the occupancy period, to provide HVAC for staff during non-business hours.
