- U.S. GOVERNMENT seeks to lease the following office space through the Automated Advanced Acquisition Program (AAAP): State: Massachusetts City: Salem Delineated Area: North: Bridge Street from the North Street overpass to St Peter Street. Down St Peter Street to Brown Street. Brown Street to Washington Square West. East: Washington Square West to South Washington Square. South Washington Square to Washington Square East. Washington Square East to Essex Street. Essex Street to Hawthorne Blvd. Hawthorne Blvd. turns into Congress Street. Congress Street to Peabody Street. South: Peabody Street from the Congress Street intersection to Lafayette Street. Lafayette Street to New Derby Street. New Derby Street to Washington Street. Washington Street to Mill Street. Mill Street to Margin Street. Up Margin Street to Gedney Street. Gedney Street to Holyoke Square. Holyoke Square to Norman Street and Norman Street to Summer Street. West: Summer Street from the Norman Street intersection. Summer Street becomes North street. North Street up to the Bridge Street intersection. Minimum Sq. Ft. (ABOA): 5,936 Maximum Sq. Ft. (ABOA): 6,223 Space Type: Office Parking Spaces (Total): 0 Lease Term: 10 years, 5 years firm term Additional Requirements: •Space must be contiguous onone level. •Space located above the 1st floor must be serviced by a minimum of two (2) passenger elevators. •Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. •Offered space shall not be in the 100 or 500 year flood plain. •The space must be capable of meeting the Agency's security requirements. •Space shall be located within a prime commercial district within the determined delineated area stated above, with attractive and prestigious, professional surroundings with a prevalence of modern design and or tasteful rehabilitation in modern use. •Building must have sufficient public parking within ½ mile walking distance •Building must be within ½ mile walking distance of public transportation. •A fully serviced lease is required. HOW TO OFFER: The Automated Advanced Acquisition Program (AAAP), located at https://aaap.gsa.gov, will enable interested parties to offer space for lease to the Federal Government in response to RLP 17-Reg01. In addition, the Government will use its AAAP to satisfy the above space requirement. Interested parties must go to the AAAP website, select the "Register to Offer Space" link and follow the instructions to register. Instructional guides and video tutorials are offered on the AAAP homepage and in the "HELP" tab on the AAAP website. Once registered, interested parties may enter offers during any "Open Period". The Open Period for December* is December 1, 2016 to December 7, 2016 ending at 11:59 p.m. EST. Lease award will be made to the lowest price, technically acceptable offer, without negotiations, based upon the RLP requirements package found on the AAAP website. During the Open Period, offerors will be permitted to submit new offers or modify existing offers. Offerors can draft an offer at any time; however, you can only submit an offer during the Open Period. The offered space must comply with RLP 17-Reg01 and must meet Federal Government, State, and Local jurisdiction requirements, including requirements for fire and life safety, security, accessibility, seismic, energy, and sustainability standards in accordance with the terms of the Lease. All documents can be found at https://aaap.gsa.gov. * If you have previously submitted an offer in FY 2016, the AAAP application has a copy feature which will allow existing offers to be copied over to the FY 2017 RLP in order to avoid having to re-enter all of the data manually. Please be sure to review FY17 AAAP RLP Package and each page within the AAAP Application prior to submitting your offer as some of the questions have changed. You must re-enter your space and rates on the ‘Space and Rates' tab in the AAAP. Your previous offered space will not be copied.
