Description
The U.S. Government seeking office and related space in a building under a lease in Cullman, AL to commence on or about August 5, 2018. The government requires office and related space to yield a minimum of 6,641 ANSI/BOMA Office Area (ABOA). The offered space must be contiguous and conducive to an efficient layout and good utilization. The space offered should be located in a Class A or Class B modern multi-story office building and must be compatible with its surroundings. If not in a new or modern multi-story office building, the space offered must be in a building that has undergone, or will be complete by occupancy, a first class restoration of adaptive reuse for office space with modern conveniences. If the restoration work is underway or proposed, the architectural plans acceptable to the Agency must be submitted as part of the offer. S pace should have no history of prior heavy industrial use, such as large dry cleaning operations, rail yards, gas stations, industrial facilities, nor shall it be located immediately adjacent to railroad tracks. Space should not be located in a flood plain. Streets and public sidewalks must be well-maintained. To allow for visibility to the public, the government office space shall be located not more than the equivalent of two city blocks from a primary or secondary street serving the office. The lessor shall provide acceptable signage from the primary or secondary street at no separate cost. The route from the primary or secondary street shall be direct. Locations which have obscure, difficult access or which require multiple turns shall not be considered. Sites which are located directly on or near a roadway which presents a hazard to our customers will not be considered. Determinations of hazardous access will be made by SSA. Sites located on a high-traffic roadway or multi-lane thoroughfare must have traffic signals within two blocks to provide safe access. A fully serviced lease is required and be altered to Government specifications. The offered building must meet the Federal Government's requirements for fire/life safety, seismic, sustainability standards and comply with the Americans with Disabilities Act (ADA). The offered space should not be located inside a 100/500-year floodplain.
