- GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: TX City: El Paso Delineated Area: Northern: From intersecting points of Montana Avenue and Interstate Highway I-10 in an easterly direction to intersecting points of Montana Avenue and State loop 375. Eastern: From intersecting points Montana Avenue and State loop 375 in a southern direction to intersecting points of State loop 375 and Highway I-10. Southern/Western: From intersecting points State loop 375 and Highway I-10 in northwestern direction to intersecting points Highway I-10 and Marlow Rd to Trowbridge Dr to I-10 to E Paisano Dr to Montana Avenue. Minimum Sq. Ft. (ABOA): 3,661 Maximum Sq. Ft. (ABOA): 3661 Space Type: Office Parking Spaces (Total): 20 Parking Spaces (Surface): 20 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 20 Full Term: 15 Firm Term: 10 Option Term: 0 Additional Requirements: •A. The proposed facility shall not be located in the immediate vicinity of any "hazardous" facilities such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material. It is preferred that the proposed facility not be located near day care centers, schools, hospitals, religious centers, and social service centers (typically this is within 1,000 feet of a school or park boundary). •B. Proposed space must be contiguous, located on the first floor. Space cannot be located on the top floor of the building, space on the floors above first floor may be considered only when no other space is available or if deemed appropriate. Additional security requirements will be required of the first floor space. •C. Secured parking is required. •D. Government shall have the right to mount antennas on the roof of the building. •E. Agency cannot be collocated with federal, state, or local government agencies, or private firms whose primary clientele are involved in or have ties to criminal elements. •F. Agency cannot be collocated with agencies providing probation and/or parole services, halfway houses, drug abuse counseling/rehabilitation programs, and similar social service and welfare type programs, as well as private law firms representing drug offenders. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100/500 year flood plain.
