Description
U.S. GOVERNMENT The General Services Administration (GSA) seeks to lease the following space: State: Louisiana City: Metairie Delineated Area: WEST: From the Mississippi River, North on Florida Street to East on Russell Street, to Northwest on Hickory Street (changes to David Drive), to end at Lake Pontchartrain; NORTH: Lake Pontchartrain; EAST: South on North Causeway Boulevard, to West on Airline Drive, to South on Arnoult Road, to East on Jefferson Highway (US Route 90), to South on Causeway Boulevard; SOUTH: Mississippi River. Must stay within LA Congressional District 1 Minimum Sq. Ft. (ABOA): 67,747 Maximum Sq. Ft. (ABOA): 67,747 Space Type: Office and related space Parking Spaces (Total): 170 Parking Spaces (Surface): N/A Parking Spaces (Structured): 170 reserved, secured Full Term: 15 Firm Term: 10 Additional Requirements: Contiguous space is required. Government shall have access to the space 24/7/365. Government shall have the right to mount antennas on the roof of the building. Agency cannot be collocated with federal, state, or local government agencies, or private firms whose primary clientele are involved in or have ties to criminal elements. Agency cannot be collocated with agencies providing probation and/or parole services, halfway houses, drug abuse counseling/rehabilitation programs, and similar social service and welfare type programs, as well as private law firms representing drug offenders. Agency cannot be located on either the first or top floors of a building. Building entrances/exits are not to be located within a designated drug-free zone (typically this is within 1,000 feet of a school or park boundary). Building must have the capacity to meet Federal Protective Services Level 3 Security Requirement. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under lease in Metairie, Louisiana that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Expressions of interest must include name, address, and telephone number of the individual to be contacted, and evidence of authority to represent the owner. Also include the following: · Building name and address and location of the available space within the building; and · Rentable Square Feet (RSF) available, and expected rental rate per RSF, fully serviced; and · ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any; and · Date of space availability; and · Building ownership information; and · Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking, if any; and · Energy efficiency and renewable energy features existing within the building; and · List of building services provided.
