- GSA Public Buildings Service U.S. GOVERNMENT (5CO0340) General Services Administration (GSA) seeks to lease the following space: State: Golden City: CO Delineated Area: City of Golden Minimum Sq. Ft. (ABOA): 8,115 Maximum Sq. Ft. (ABOA): 8,115 Space Type: Office, warehouse, light industrial, working drive in garage Parking Spaces (Total): 15 Parking Spaces (Surface): 15 Parking Spaces (Structured): [...... ] Parking Spaces (Reserved): [...... ] Full Term: 10 Firm Term: 10 Option Term: [...... ] Additional Requirements: USGS has vehicles that require indoor parking/storage for security, climate control, maintenance, testing and modification. These are large trucks/vans that require the ability to drive in/out of the garage area of the warehouse and to be worked on during the winter months. One vehicle is fitted with a camper converted for use as a field recording unit and is equipped with two propane cylinders to power the on-board generator to power the recording system. The garage/warehouse must be contiguous to the office space due to security reasons of the equipment that is stored in the warehouse/garage portion. Some of the heavier components of the recording system are stored on pallets and transferred from storage to the vehicles with the use of a forklift. The large overhead doors (12 feet by 12 feet) and high ceilings (20 feet high) make this a practical and safe operation. The large overhead doors and high ceilings are critical for the indoor facility. The forklift is electric powered and must be stored indoors adjacent to its high amperage battery charger. Additionally, small quantities of various solvents, cleaners, gasoline, paints, sealants and other chemicals routinely required for the maintenance and operation of the equipment are present and stored in a flammables locker. Garage/warehouse area must be equipped with high capacity roof exhaust to vent vapors when any of these products are used. USGS National Research Program portion of the space has to be built up with reinforced floors in the light industrial area. There are two flumes that are approximately 15-20 feet long (similar to huge aquariums) for research science including stream erosion testing. The testing cannot be interrupted and any potential offeror must provide information as to how there will be no interruption in the research during build out and moving. Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the [100/500] year flood plain. Action : for fbo postings, insert the following language only for potential sole source succeeding lease actions. Delete for procurement summary page. do not use for full and open procurements. note that any figures used for a cost benefit analysis (CBA) must be supportable. Consideration of "non-productive agency downtime" in a CBA should be rare.
