- GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State:Texas City:Dallas Delineated Area:North: E. Arapaho Rd. South: Forrest Lane East: Plano Rd. West: S. Greenville Ave. Minimum Sq. Ft. (ABOA):1,225 USF Maximum Sq. Ft. (ABOA):1,225 USF Space Type:Office Parking Spaces (Total):Approximately 900 square feet Parking Spaces (Surface):0 Parking Spaces (Structured):Approximately 900 square feet Parking Spaces (Reserved):All Full Term:10 Years Firm Term:5 Years Option Term:0 Additional Requirements:FCC's mission for this office requires it to be placed on or near the top floor of the building. The lease will require several rooftop mounted rotatable antennas in a low noise radio frequency environment with an unobstructed radio horizon. Conduit must be made available for cabling from the antennas to the monitoring room in FCC's space. Electromagnetic studies will be required to confirm that an offered location can meet the requirements for a low noise radio frequency environment and unobstructed radio horizon. The agency has 3 monitoring vans that require secure oversized parking spaces (300 sq/ft. each) in secured, structured parking. Parking is required to be lit with a minimum of two duplex outlets of at least 20-ampere capacity located close to the parking spaces and separated by at least 8 ft. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in Dallas, Texas that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
