Park Avenue to N. Garey Avenue to Arrow Hwy to N. Towne Avenue East: N. Towne Avenue to I-10 to W. Orange Grove Avenue to CA-71 to Lexington Avenue to S. Towne Avenue South: CA-60 West: CA-57 from CA-60 to W. Temple Avenue to S. Campus Drive to Kellogg Drive to I-10. Minimum Sq. Ft. (ABOA): 10,694 Maximum Sq. Ft. (ABOA): 11,250 Space Type: Office/Retail/Flex for General Office Use Parking Spaces (Total): As required by local Code Parking Spaces (Surface): As required by local Code Parking Spaces (Structured): As required by local Code Parking Spaces (Reserved): 3 on-site parking spaces Full Term: 15 years Firm Term: 10 years Option Term: None Additional Requirements: • Offered space must be contiguous on a single floor; if offered space is above the ground floor, a minimum of two (2) elevators must be available • Space must allow efficient use, including: configuration (space shall be no more than twice as long as it is wide); and size, number and placement of columns must be at least 20ft apart and 20ft from any interior wall and be no more than 2ft square. • Space to be located within two (2) city blocks from a primary or secondary street. • Proximity to public transportation and local area amenities (eateries, banks, dry cleaners, etc.) must be acceptable to the LCO. • Minimum, weekday access to leased space from 7:00a to 6:00p and janitorial services to be provided between 7:00am and 5:30pm. • Lessor to provide TI Allowance per Request for Lease Proposal.
