Description
U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Illinois City: Woodstock, IL Delineated Area: City limits of Woodstock, IL Minimum ANSI/BOMA Office Area (ABOA): 5,554 Maximum ANSI/BOMA Office Area (ABOA): 5,832 Space Type: Office Parking Spaces (Total): 30 Parking Spaces (Surface): 30 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 Firm Term: 5 Option Term: N/A Additional Requirements: -Space must be contiguous in one suite and one floor. The U.S. Government currently occupies office and related space in a building under lease that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. The Government is seeking expressions of interest from sources of office and related space for 5,554 ANSI/BOMA Office Area (ABOA) Square Feet (SF). Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. EXPRESSIONS OF INTEREST MUST BE RECEIVED IN WRITING NO LATER THAN NOON May 7, 2014 AND SHOULD INCLUDE THE FOLLOWING INFORMATION AT A MINIMUM: 1) Building name and address, and location of space in the building. 2) Legal description 3) CAD drawing of space offered. 4) ANSI/BOMA defined Office Area Square Feet 5) Rentable Square Feet Offered 6) Percentage of Common Area Factor used to Determine the Rentable Square Feet 7) Estimated full service rental rate with a reference to the amount of tenant improvement allowance that is included in the proposed rate. 8) Number of parking spaces available on the premises. 9) Name, address, telephone number, and email address of individual to be contacted. Submission by anyone other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner. In the event that an offer fails to provide required information as part of its response to this notification, the Government reserves the right to assume that the building in question cannot meet the Government's requirements.
