Description
Synopsis 2025 E Street Office Leasehold Condominium Unit Owners Association, Inc. This is not a request for proposals or qualifications. This notice does not represent a commitment by the government to issue a solicitation or award a contract. The Government is not obligated to and will not pay for information received as a result of this announcement. Requests for a solicitation will not receive a response. The General Services Administration has a requirement to solicit services of the 2025 E Street Office Leasehold Condominium Unit Owners Association, Inc. To provide separate services for its own Government Units. The Units are contained within a single office building with shared grounds, lobbies, elevators HVAC, wiring, plumbing, utilities, security, etc. The Condo Association is to provide effective management services to the entire building within which all owners' Units are located. The Condo Association will deliver a comprehensive bundle of services that includes insurance and condominium administration services (which are required to be provided by the Condo Association under the District of Columbia Condominium Act) and which will be provided in a seamless manner to all Unit owners by one management entity. This procurement is pursuant to NAICS Code 56110, Office Management Services, with an $8 million threshold, to include all subsidiaries and any parent company. THIS PROCUREMENT IS FOR A SOLE SOURCE CONTRACT. Introduction The 2025 E Street Office Leasehold Condominium Unit Owners Association, Inc. is the owners of units 100, 200, 300, 401, and 501. The entire building size consists of 540,000 rsf and the condo size consists of 149,995 rsf. The 2025 E Street Office Leasehold Condominium Unit Owners Association, Inc. is the unit owner's association as defined in the Condo Documents. There is no other public or private entity with the obligation or authority to act on behalf of the Condo Unit Owners in accordance with the Condo Documents or to assess Common Expenses for the operation of the Condominium. Period of Performance Total period of performance end date is December 31, 2017 or will be based upon the closing of the Condominium units. Contract Procedures This requirement will be awarded as a Sole Source Firm Fixed Contract. The award shall be made in accordance with 41 U.S.C. 3304(c)(1), as implemented by Federal Acquisition Regulation (FAR) 6.302-1, the agency's minimum needs can only be met by unique supplies or services available from only one source or only one supplier with unique capabilities. All work will be performed in accordance with GSA authorized and approved standards. If you are an interested firm, please provide a Written Letter of Interest, capability statement that confirms that the company meets or exceeds all the characteristics listed in this synopsis. All information submitted is subject to verification. Additional information may be requested to substantiate responses. The Government will review each response and will use the information it receives in response to this advertisement as a basis for determining whether there exists reasonable expectation of obtaining a sufficient number of offers. A determination not to compete the proposed procurement based upon responses to this notice is solely within the discretion of the Government. All information furnished to the Government in response to this notice will be used for review purposes only.
