Proceed south on Lear Nagle Road (turns into Cook Road) and turn right onto Bronson Road. Proceed south on Bronson Road and turn left onto Bagley Road. Proceed east on Bradley Road and turn right onto Jennings Road. Proceed south on Jennings Road and turn left onto Schady Road. Continue east on Schady Road and turn right onto Sharp Road. Proceed south on Sharp Road and turn right onto Sprague Road. Proceed west onto Sprague Road and turn left onto Mitchell Road. Continue south on Mitchell Road and turn Right on Osborne Road. Proceed south on Osborne Road and turn left on Root Road. Continue south on Root Road and turn right onto Station Road. Proceed south on Station Road and turn left onto Royalton Road. Proceed east on Royalton Road and turn Left onto Ridge north on West 74 th Street and turn Left onto Detroit Avenue. Take an immediate right onto Lake Avenue. Proceed west on Lake Avenue and turn right onto Webb Road. Take an immediate left onto Lake Road. Proceed west on Lake Road to the intersection of Lake Road and Bradley Road. (ABOA): 8,085 Space Type: Office Parking Spaces (Total): 34 (see additional requirements) Full Term: 20 years Firm Term: 15 years Option Term: N/A Additional Requirements: Site Requirements Proposed site shall be located in the areas known to be of low incidence in crimes to property or individuals in order to reduce the likelihood of vandalism to government and employee vehicles which may be parked on-site for extended periods of time, as well as employees that may be required to arrive on-site other than normal daylight working hours. This may be verifiable through local law enforcement statistics for the selected area and GSA FPS. Parking Requirements Parking for Government Owned Vehicles (18 foot length)– 7 Parking for Privately Owned Vehicles – 25 Parking for Government Owned Trailers (20 foot length)- 2 Outside Storage Require 500 square feet of secured land with compressed surface (i.e. pavement, gravel, etc.) to place a 12 foot by 24 foot government procured, prefabricated concrete storage building. Area must be able to accommodate a hazardous chemical container (ethylene glycol). Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 500 year flood plain. When responding with expression of interest, the interested party must include a full service rental rate, the most competitive rate, as well as the following: Building name and address and location of the available space within the building. Rentable square feet available and expected rental rate per rentable square foot, fully serviced. ANSI/BOMA Office area (ABOA) square feet to be offered and expected rental rate per ABOA, fully serviced. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability. Method of rentable space measurement. Building ownership information. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). Energy efficiency and renewable energy features existing within the building. List of building services provided.
