Description
General Services Administration (GSA) seeks to lease the following space: State: Wisconsin City: Cudahy Delineated Area: North: US 18 East: Lake Michigan South: W College Ave West: Route 241 Minimum Sq. Ft. (ABOA): 20,696 Maximum Sq. Ft. (ABOA): 21,731 Space Type: 1,391 ABOA SF Office 2,210 ABOA Warehouse/Storage 17,095 ABOA Vehicle Storage & Maintenance Parking Spaces (Total): 20 Parking Spaces (Surface): 20, 8 of these spaces require coverage by a canopy or carport Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Proposed site/building will not be considered if: • An adjacent facility provides underground parking. • A railroad is located near the proposed site. • Underground storage tanks are located on the proposed site. • There are any hazardous storage sites in the area. • A commercial trucking depot is located near the proposed site. • A gas station is located within 150 feet of the proposed site. • A fuel storage farm is located within 450 feet of the proposed site. • The site is located in an airport flight path (approach or departure). • A day care facility, school, hospital, social services facility, detention facility or religious facility is located within 425 feet of the proposed site. Additional Requirements: •Proposed site/building must provide for a minimum 30 foot setback distance from public streets or roadways, including alley ways, to include perimeter walls that are designated as administrative or open office areas. •Column spacing shall be no less than 24 feet on center each way. •Contiguous space in a single story building is preferred; ground floor space required. •Offered space must provide for minimum ceiling heights of 25 feet. •Offered space must provide for a single bay loading dock at least 12 feet wide. Interested parties must provide the name of the building, address, location of available space, rentable square feet offered, and contact information of authorized representative. Reference Project Number 4WI0123. All interested parties must either submit evidence of ownership or written authorization to represent the owner(s). Any submissions received without documentation of ownership and/or written authorization to represent the owner(s) will not be considered until such time the documentation has been received, which must also be submitted prior to the Expression of Interests Due Date In cases where an agent is representing multiple ownership entities, written acknowledgement/permission to represent multiple interested parties for the same submission. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100-year flood plain.
