GSA Public Buildings Service U.S. Government Expressions of Interest Sought Solicitation for Offers No. 4TX0936 2/21/2017 Lease Summary A. Statement of Requirements. The Government is seeking to enter into a lease for space meeting the following requirements: City, State:Sugar Land, Texas Delineated Area:South: From Highway 59 on Southwest Side moving Southeast to LJ Parkway the area is bounded on the Southwest side by University Boulevard From University Boulevard moving southwest to Sienna Parkway the area is bounded on the south side by LJ Parkway which becomes Sienna Springs East: From Sienna Parkway on the South Side to Highway 90 on the East Side moving north to Highway 90 it is Bounded on the east side by the Fort Bend Parkway. From the Fort Bend Parkway on the East Side moving northeast to Stella Link it is Bounded on the south side by Highway 90. North: From Highway 90 on the East Side moving north to Westheimer Road on the North Side it is Bounded on the east side by Stella Link Road North-cont: On the North Side from Stella Link on the East Side moving west to the Sam Houston Tollway the area is bounded on the north side by the Westheimer Road. On the North Side from Westheimer moving South to Westpark Tollway the area is Bounded on the west side by the Sam Houston Tollway From the Sam Houston Tollway and moving West the Grand Parkway (Highway 99) the area is Bounded on the north side by the Westpark Tollway West: On the West Side from the Westpark Tollway and moving south to Highway 59 the area is Bounded on the west side by the Grand Parkway (Highway 99). From the Grand Parkway (Highway 99) and moving northeast to University Boulevard the area is bounded on the south side by Highway 59. Minimum Sq. Ft. (ABOA):1,425 office ABOA Space Type:Office Parkinq Spaces (Total):0 Parking Spaces (Surface):0 Parking Spaces (Structured): 0 Parkinq Spaces (Reserved): 0 Full Term:15 years Firm Term:5 years Option Term:None Additional Requirements:Class A Building Only Not in an industrial zoned area Provide space for 2 employees, approx. 1,534 RSF. Space requirement is for 2 conf room of 400 sf each, 1 reception area 50 sf, 1 copier/fax storage room 175 sf (with wetbar/sink), 2 mediator/breakout rooms 200 sf each. Conference rooms must be soundproofed to STC class of 50 or greater. Each room must have slab-to-slab insulated wall construction Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the [100] year flood plain. Expressions of interest must include name, address, and telephone number of the individual to be contacted, and evidence of authority to represent the owner. Also include the following: · Building name and address and location of the available space within the building · Rentable Square Feet (RSF) available and expected rental rate per RSF, fully serviced · ANSI/BOMA office area (ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any · Date of space availability · Building ownership information · Amount of parking available on-site and its cost.
