- Lawrence Livermore National Security, LLC (hereinafter called "LLNS") is seeking sources to provide suitable commercial office space for its continuing presence and operations in Washington DC. The location must be within reasonable walking distance of the Department of Energy (DOE) and National Nuclear Security Administration (NNSA). Sources sought prospects should be located near the L'Enfant Plaza area of DC within the following described area (also refer to the red rectangle depicted in uploaded graphic): NE corner: 12th St, SW and Independence Ave. SW NW corner: 7th St, SW and Independence Ave. SW SW corner: 7th St, SW and E Street SW SE corner: 12th St, SW and Maine Ave., SW. Additional ease of access to ground transportation, and DC Metro are preferred. Space requirements are as follows; 4500 to a maximum of 5500 square feet, minimum of four and maximum of six offices, reception area, at least two conference rooms (one to accommodate 10 persons, and one large for up to 24 persons), kitchenette, office storage room, and a computer equipment room/closet. Prefer fully improved suite, but will consider unfinished depending on Tenant Improvement allowance. Fiber-optic connections preferred for Gigabit internet connection, card key access to building and suite will be required. Tenant parking for three to four personnel. Additional parking availability for invitees/guests. LLNS is looking for available lease possession in September 2017, with a lease commencement date of Oct. 1, 2017 or later as part of prospective landlord offered terms. The overall lease term preferred is a four year period, and preferably with fixed price options to extend in 2 and or 4 year increments. The offered terms should also breakdown operational costs (Taxes, Insurance and CAMs) as components of the monthly lease rate whether triple net or gross. Rates should be provided in monthly and annual price per square foot of leasable space. Include any annual reconciliation for triple net costs as estimated for the first year of term, and provide security deposit requirements. Please note any additional services which are a portion of the monthly lease costs proposed (i.e. janitorial, etc.). (Note: This lease will be subject to a limitation of funds made available to LLNS each Government fiscal year. LLNS will reserve the right to terminate the lease for convenience if additional fiscal year funding is not provided during the term of the lease.) Interested offerors should submit detailed information on available office space meeting the requirements set forth, along with landlord's draft sample lease with propose terms, via e-mail to M. Martino, at martino3@llnl.gov, no later than the Response Date deadline of 5pm, March 20, 2017, (Pacific Time).
