- Delineated Area Map U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Florida City: Miami Delineated Area: North: Sunrise Boulevard from I-595 (West Boundary) to Nob Hill Road (East Boundary). South: NW 12th Street from NW 137th Avenue on the West to 107th Avenue on the East. East: Nob Hill Road (NW 102 Avenue) from Sunrise Boulevard on the North, running South to the Florida Turnpike, and continuing West along the Florida Turnpike to I-75. Continuing on I-75 South near Hialeah Gardens Drive where it connects to NW 116th Way and it then connects to NW 107th Avenue South, again continuing South on NW 107th Avenue South to NW 12th Street West: Sawgrass Expressway (SR 869) from Sunrise Boulevard on the North, running South to I-595 West to Okeechobee Road (US-27), continuing South on the Turnpike until NW 12th Street. Space will consist of 17,234 ABOA SF of Warehouse/Light Industrial space. Space should be fully air conditioned. Minimum ceiling clearance in the warehouse of 15'. Minimum column spacing of 25' CTC is required. The building must be fully sprinklered. The building must have at least one 14' high by 12' wide roll-up overhead door. The garage door entry must be at grade level or include a ramp for drive-in access to the warehouse. Building should be able to withstand Category 5 winds. The building shall be single story, however a two-story building will be considered if the Agency occupies the first and second floors and the building meets ADA/ABAAS requirements. Buildings with tenants above or below the agency are not acceptable The building should be located in areas away from federal buildings, buildings that house probation, public defenders, courts, and/or social services offices. The building should be located away from churches, childcare facilities, shopping centers, residential areas, schools, flood plain areas, power plants, electrical transformer farms, nightclubs, bars, and not in close proximity to airport radar dishes or flight paths. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Expressions of Interest Due: March 24, 2017, 5:00 PM Eastern Market Survey (Estimated): March 30, 2017 Offers Due (Estimated): May 5, 2017 Occupancy (Estimated): April 29, 2018 Expressions of interest must include the following information: 1. Building name and address and location of the available space within the building 2. Rentable square feet available, and expected rental rate per rentable square foot, fully serviced 3. ABOA square feet to be offered, and expected rental rate per ABOA square foot, fully service. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. 4. Date of space availability 5. Building ownership information 6. Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any) 7. Energy efficiency and renewable energy features existing within the building 8. List of building services provided 9. Building, space, and parking accessibility in compliance with ABAAS. 10. Building, space, and parking compliance with fire and life safety and seismic requirements. 11. Building, space, and parking compliance with ISC and Publication 64 security standards.
