Map of Delineated Area (for reference only) General Services Administration (GSA) seeks to lease the following space in one of the delineated areas listed below: Project No. 5WA0485 State: Washington City: Lakewood & Dupont City Limits (See attached map for rough illustration) Delineated Area: Greater Lakewood, WA and Dupont, WA area, bounded as follows: NORTH: 56th St. to Lakewood Dr. W to Steilacoom Blvd SW to Gravelly Lake Dr SW to Washington Blvd SW to Edgewood Ave SW to Northgate Rd SW to Nottingham Rd SW thence south to American Lake thence around the eastern and southern shore of American Lake to 41st Division Drive to Interstate 5 to the city limits of Dupont at Dupont-Steilacoom Rd. EAST: Pacific Ave South to 96th St E to McKinley Ave E. SOUTH: Interstate 5 from Dupont-Steilacoom Rd to McChord Dr SW to 47th Ave SW to Interstate 5 thence along Interstate 5 to 112th St SW to Steele St S to 116th St S to Spanaway Loop Rd S to Tule Lake Rd S to Pacific Ave S. WEST: The area bounded by the city limits of Dupont Space Type: Office / Flex Minimum Sq. Ft. (ABOA/Rentable): 7,890 usable / approx. 9,075 rentable Maximum Sq. Ft. (ABOA/Rentable): 8,300 usable / approx. 9,455 rentable Parking Spaces (Surface): 14 Secured Spaces Full Term: 15 Years Firm Term: 10 Years Option Term: 1 x 5 Year Term Additional Requirements: • All contiguous space. • At least 20 foot setback of the building from streets. • Secure parking adjoining the building. • Secure private entrance to space from parking area or from freight elevator. • Rooftop access for antenna. • Site must be located within two miles driving distance to a freeway on-ramp to Interstate 5. Specialized Space: This space will be occupied by a law enforcement agency and will require specialized spaces, such as Detainee Interview Rooms and Processing, Weapons & Ammunition Storage, Laboratories, Evidence Storage & Processing, Specialized Communications Rooms. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expressions of interest must include the following information: • Building name and address and location of the available space within the building; • Rentable square feet available and expected rental rate per rentable square foot, fully serviced; • ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount (if any); • Date of space availability; • Building ownership information; • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any); • Energy efficiency and renewable energy features existing within the building; and • List of building services provided.
