Description
GSA Public Buildings Service U.S. GOVERNMENT The U.S. Government currently occupies office and related space in a building under a lease in Evanston, Illinois, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. General Services Administration (GSA) seeks to lease the following office space: State:Illinois City:Evanston-Skokie, Illinois area Delineated Area: North: Golf Road East: Sheridan Road South: Touhy Avenue. West: Waukegan Road Minimum Sq. Ft. (ABOA):18,492 Maximum Sq. Ft. (ABOA):19,417 Space Type:Office Parking Spaces (Total):Must meet local code requirement for office use for the square footage leased Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): Full Term:10 years Firm Term:5 Option Term:None Additional Requirements: Option to cancel up to 4,000 ABOA SF upon 90 days notice by the Government. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Any property offered to meet this requirement must submit proof of authorization from the owner of the property to offer the property and documentation, such as a a deed, showing the ownership. Brokers must provide a copy of their listing agreement signed by the property owner. The Government requires that space shall consist of a minimum 18,492 to a maximum of 19,417 ANSI-BOMA Office Area (ABOA) square feet of contiguous space on a single floor which is above the first floor, except as outlined below. The Government prefers that all offered space is contiguous space located on a single floor above the first floor of the building. Two elevators must be available at all times to serve the leased premises. The space offered must be in a modern office building of substantial construction located in a well located office park or central business district. Public transportation must be available within a walkable one quarter mile. The Government may consider supplemental contiguous space on an adjacent floor above the first floor if the primary space offered is on a single tenant occupancy floor that does not meet the minimum space required. If supplemental space is offered on an adjacent floor, it must meet the following conditions: a. No less than 5% of the total offered space and no more than 20% of the total offered space may be located on a multi-tenant floor above or below the primary single tenancy floor. b. No part of either the primary or supplemental space may be below the second floor of the proposed building.
