Description
Advertisement Expression of Interest Sought The Department of Veterans Affairs, Charleston VAMC desires to lease a minimum of 10,000 net usable square feet of Class A office space in Charleston, SC. The space will be occupied Department of Veterans Affairs, Tele-Mental Health Center and must include space for use by tenant for personnel, furnishings, and equipment. Access is required from 6:30 AM to 7:30 PM Monday through Friday with Saturday hours 7:00 AM to 5:00 PM. Space shall not be located in a high crime area or in any area that will require more stringent building security. The lease term is ten (10) years, five (5) years firm with on-site parking for 70 vehicles to include a minimum of 6 spaces marked for handicapped accessible parking. The VA seeks a fully-service lease (utilities, services, maintenance costs included in rent). Occupancy is required by December 11, 2017. To be considered the space should be in located in Charleston, SC within the following delineated area: I-526 will be used as the outer perimeter with the area between Dorchester Road and Rivers Avenue out to Ashley Phosphate Road will be included. Highway 17 North to I-526 Include downtown peninsula Charleston Offers must provide evidence that properties are outside the 100 year flood plain. A current certificate of seismic compliance must be submitted with all expressions of interest. Expressions of interest must be submitted in writing and should include: building name, address and age; net usable square footage available; location of the space within the building; date of space availability to commence tenant improvements; CAD of PDF as built floor plans identifying the space offered; parking ratios; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: The VA will pay no more than the appraised fair market rental value for space. Net usable square footage does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code). Only properties zoned for Commercial Use will be considered.
