Ft. (ABOA): 4608 Maximum Sq. Ft. (ABOA): 4838 Space Type: Office and related space- approx. 2318 ABOA sf Warehouse and related space- approx. 2290 ABOA sf Parking Spaces (Total): General parking as required by code plus 10 reserved spaces Parking Spaces (Reserved): 10 Reserved Surface Spaces Full Term: 10 Years Firm Term: 5 Years Additional Requirements: Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Subleases will not be considered. The Government requires access to the building 24 hours per day, 7 days per week, and 365 days per year. Offered space shall be modern office space and be located in a new or modern office building that projects a professional and aesthetically pleasing appearance. Warehouse space must be heated and capable of housing equipment and vehicles. Minimum ceiling height of 20 feet throughout the warehouse space. The warehouse space must be contiguous with the office space. Interested parties must provide the name of the building, address, location of available space, rentable square feet offered, ABOA square feet offered, and contact information of authorized representative. Expressions of interest must be submitted in writing and should include the following information (This is not an invitation for bids or a request for proposals): Building name and address Legal property description, legal evidence of ownership, recent survey, and property identification numbers (PIN) Location of space in the building and date it will be available 1/8 th inch scale drawings of space offered ANSI/BOMA defined office area/usable square feet (USF) Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included Common Area Factor (CAF) used to determine the RSF Not less than 1/8 th inch = 1’-0” floor plan of the building’s lobby/points of egress Not less than 1/8 th inch = 1’-0” floor plan of the offered space indicating major appurtenances (i.e., elevators, utility closets, shafts, stairs, etc.) Exhibit demonstrating the building’s proximity to parking if not accommodated on site. Name address, telephone number, and email address of the authorized agent offering the building. In cases where an agent is representing an ownership entity, written permission to represent the owner. Representatives of building owners must include the exclusivity agreement, representation letter, listing contract or other executed agreement granting the exclusive right to represent the building owner with their response to the advertisement. In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission.
