- GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Brownsville Delineated Area: North: Beginning at the intersection of State Highway 550 (Hwy 550) and Highway 77 (Hwy 77) continuing in an easterly direction ending at the intersection of Hwy 550 and Old Port Island Rd. East: Beginning at the intersection of Hwy 550 and Old Port Island Rd and continuing in a southerly direction ending at the intersection of Hwy 550 and State Highway 48 (Hwy 48). South: Beginning at the intersection of Hwy 550 and Hwy 48 continuing in a westerly direction ending at the intersection of Hwy 48 and Hwy 77. West: Beginning at the intersection of Hwy 48 and Hwy 77 continuing in a northerly direction ending at the intersection of Hwy 77 and Hwy 550. Minimum Sq. Ft. (ABOA): 9,434 Maximum Sq. Ft. (ABOA): 9,434 Space Type: Office Parking Spaces (Total): 43 Parking Spaces (Surface): 43 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 5 Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: A. All space shall be contiguous and preferably on the second floor or higher. Space on the first floor shall be considered only when no other space is available or if deemed appropriate by the Tenant. Additional security requirements shall be required of the first floor space. B. The office will be furnished with file safes weighing between 850 - 1,000 pounds each. Although the safes will be dispersed throughout the office, the floor load of the proposed site shall be capable of supporting this additional weight. C. Exterior finishes such as stucco, wood, vinyl and metal sidings are unacceptable. D. The proposed facility shall not be located in the immediate vicinity of any facilities identified by the Interagency Security Committee (ISC) as "hazardous materials transportation/storage facilities." Examples of hazardous locations include facilities with potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material. It is preferred that the proposed facility not be located near a low risk facility. Examples of "low risk facilities" include day care centers, senior centers, schools, hospitals and religious/rehabilitation/social service centers. Special consideration should be given to exclude sites located near hazardous areas, such as bulk storage sites (hazardous materials storage sites, water purification centers, above ground fuel storage, rail yards) within 640 feet of these sites. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1. Building name and address 2. Location of space offered. 3. Rentable and useable square footage offered. 4. Name, address, and telephone number of individual to be contacted 5. If you are not the owner you must submit evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the offer enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
