- Description
- The General Services Administration (GSA) seeks to lease 7,806 Net Usable Square Feet (NUSF or ABOA) of space in Bessemer, AL. The U.S. Government currently occupies office and related space in a building under lease in Bessemer, AL that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government, will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. State: Alabama City: Bessemer Maximum Sq. Ft. (ABOA): 7,806 Space Type: Office Parking Spaces (total): 40 Parking Spaces (surface): 40 Full Term: 10 Years Firm Term: 5 Years Option Term: 5 Years Additional Requirements: Offered space must be located on no more than one (1) contiguous floor; and all space must be contiguous. First (1 st ) floor space is preferred; if space offered is on not on the first floor, a minimum of one passenger elevator and one freight elevator must be provided. The space shall not be located where access is obscured, difficult, or where multiple turns are required. Net usable square feet does not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The building must be able to comply with the Americans with Disabilities Act and meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Action : for fbo postings, insert the following language only for potential sole source succeeding lease actions. Delete for procurement summary page. Delineated Area: To receive consideration, submitted properties must be located within the delineated area which is bounded by the following roads. Properties fronting any of the following roads are considered to be within the delineated area. North : Alabama Adventure Parkway South : Interstate 20/59 East : Highway 11 and Interstate 20/59 West : Powder Plant Road Expression of Interest Submission Instructions/Requirements: Please provide the following basic information and description pertaining to the building you propose for consideration. All submissions should include the following information: (1) (1) Name of Owner; (2) (2) Address or locational description of the building; (3) (3) Age of building; (4) Total existing gross square feet; (5) Site plan depicting the building and parking; (6) Floor plan and gross square footage of the proposed space; (7) Identification of on-site parking; (8) A map demonstrating the building is within the delineated area; (9) FEMA map evidencing that the building lies outside the 100-year floodplain; (10) Building owners must provide evidence of ownership. Non-owners (e.g. prospective developers/lessors) submitting a building must provide evidence of permission or authority granted by property owner to submit the building to GSA for development; (11) Any information related to title issues, easements and restrictions on the use of the building; (12) A description of any planned land development or construction which will affect the building including neighboring projects and road/ utility line construction.
