Description
General Services Administration (GSA) seeks to lease the following space: State: Utah City: West Valley City Delineated Area: City Limits of West Valley City Maximum Sq. Ft. (ABOA): 9,032 Parking Spaces (Total): 19 Total Reserved and Non-Reserved Outside Surface Spaces Parking Spaces (Surface): 19 Spaces Parking Spaces (Structured / Reserved): None Full Term: 120 months (10 years) Firm Term: 60 months (5 years) Additional Requirements: Warehouse entry must be capable of accommodating traffic of pallets and large bulky items, with preference given to a property offering a loading dock. Department of Defense Unified Force Protection Criteria for standoff distances from roadways, parking areas and trash containers, and security requirements for ventilation, windows and skylights, etc., will be applicable if the amount of space assigned to DOD tenants equals 25% or more of the total net usable space. If the amount of space assigned to DOD tenants is less than 25%, minimal force protection improvements will be required. The footprint, column spacing, and overhead configuration of each type of offered space (office/warehouse) shall not impede efficient layout of the space for Government's planned use. Offered space must meet Government requirements for fire safety, accessibility (ABAAS), seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The office space must be accessible to the government at all times (24/7). The U.S. Government currently occupies office and related space in a building under a lease in West Valley City that will be expiring in 2018. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. *ABOA square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. The Government will pay no more than the fair market rental value for the offered property. RESPONDENTS ARE ADVISED THAT GSA ASSUMES NO RESPONSIBILITY TO SOLICIT OR AWARD A LEASE BASED UPON RESPONSES TO THIS ADVERTISEMENT. THIS IS NOT AN INVITATION FOR BIDS OR A REQUEST FOR PROPOSALS Expressions of Interest Submission Requirements Expressions of Interest MUST be submitted in writing and, at a minimum, include the information cited herein. Expressions of Interest are welcome only from building owners and/or their authorized representatives. Interested Respondents must include Building Owner contact information, or if a Broker, please include the Exclusivity Agreement, Representation Letter, or Listing Contract granting the exclusive right to represent the building by the Building Owner. Please provide the following information in your Expression of Interest. 1. Authority to Submit: Please submit written documentation from the building owner evidencing your authority to submit an offer on their behalf for Solicitation #6UT0142. If the building ownership is a corporate entity (i.e. corporation, partnership or LLC), authorization of the signatory to bind the ownership should also be submitted. 2. Building: Name and address. 3. Authorized Contact: Name, address, telephone number, and e-mail address. 4. Legal Entity: Name and contact information of the property ownership. Written acknowledgement is required from the owner or the owner's agents where an agent represents multiple ownership entities. 5. Map: Show the proposed site clearly identified as being within the delineated area described above. 6. Location of offered space in the building. 7. Date the space will be available. 8. Size: Identify the Rentable square feet (RSF) and ABOA Square Feet offered
