- Vancouver, WA Delineated Area Map U.S. GOVERNMENT Project #6WA0455 General Services Administration (GSA) seeks to lease the following space: State: WA City: Vancouver Delineated Area: Vancouver, WA, as bounded by: North : West Fourth Plain Blvd to NE Fourth Plain Blvd. East : NE 162nd Ave to NE 18th St. to NE 192nd Ave to SE 192nd as the same is extended as a line to the north bank of the Columbia River. South : North bank of the Columbia River West : Lincoln Ave, as the same is extended as a line to the Columbia River. (please see reference map attached) Minimum Sq. Ft. (ABOA): 10,300 (Approx. 11,845 Rentable) Maximum Sq. Ft. (ABOA): 11,500 (Approx. 13,225 Rentable) Space Type: Office Parking Spaces (Total): 19 Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): 19 Full Term: 15 years Firm Term: 10 years Option Term: One (5) year option Additional Requirements: • Space must be located on or above the second floor • Specialized Space: This space will be occupied by a law enforcement agency and will require specialized spaces, including, but not limited to, (for example): interview rooms, weapons & ammunition storage, laboratories, evidence storage & processing, specialized communications. A fully serviced lease is required. Offered space must meet Government requirements, as per the terms of the Lease for: 1. Fire safety 2. Accessibility (ABAAS) 3. Seismic 4. Sustainability 5. Offered space shall not be in the 100 year flood plain. 6. Contiguous office space is required. Expressions of interest must include the following information: • Building name and address and location of the available space within the building; offered space must be within the Delineated Area. • Rentable square feet available and expected rental rate per rentable square foot, fully serviced; • ANSI/BOMA office area-(ABOA) square feet to be offered and expected rental rate per ABOA square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, (if any); • Date of space availability; • Building ownership information; • Amount of parking available on-site and its cost.
