Description
Temple, TX - 7TX3051 GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Texas City: Temple Delineated Area: City Limits of Temple, TX Minimum Sq. Ft. (ABOA): 10,963 Maximum Sq. Ft. (ABOA): 10,963 Space Type: Office Parking Spaces (Total): 70 Parking Spaces (Surface): 70 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 10 Years Firm Term: 5 Years Option Term: N/A Additional Requirements Building/Space Layout: · The Space shall be located in a modern quality Building of sound and substantial construction with a facade of stone, marble, brick, stainless steel, aluminum or other permanent materials in good condition and acceptable to the GSA Lease Contracting Officer. If not a new Building, the Space offered shall be in a Building that has undergone, or will complete by occupancy, modernization or adaptive reuse for the Space with modern conveniences. · Offered space must be contiguous and located on the first (1 st) floor without being split by a public corridor or firewalls. The ratio of the offered space’s width to length shall not exceed 2:3. · Column spacing requirement: Columns must be located twenty (20) feet apart (center to center) and twenty (20) feet from any interior wall, and be not more than one foot square. · Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. Other: · A fully serviced lease is required. · Offered space shall not be in the 100 or 500-year flood plain. · Hours of Operation: 7:00 AM to 5:30 PM – Monday through Friday; 7:00 AM to 12:00 PM Saturday and Sunday. Building must be accessible 24/7. · Government must be allowed to install a lighted flag-pole. · Building must be located within ¼ mile of public transportation if available. · Action : Choose whether or not a fully serviced lease is required. Also choose 100 year floodplain unless requirement is identified by agency as a critical action. The U.S. Government currently leases 10,963 SF (ABOA) of office and related space located in Temple, TX. The lease will be expiring and the government plans to negotiate a succeeding lease at this location. GSA will consider alternative space only if it is economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Delineated Area: To receive consideration, submitted properties must be located within the delineated area, defined as the city limits of Temple, TX. A map of the delineated area is provided for further clarification of the boundaries: SEE PDF Expression of Interest Submission Instructions/Requirements: Please provide the following basic information and descriptions pertaining to the building you propose for consideration. All submissions should include the following information: (1) Name of owner; (2) Age of building; (3) Total existing gross square feet, and gross square feet per floor; (4) Site plan depicting the building and parking; (5) Floor plan and gross square footage of proposed space; (6) Identification of on-site parking; (7) Address or described location of building; (8) Location on map demonstrating the building lies within the delineated area; (9) FEMA map evidencing that the property lies outside the 100-year floodplain; (10) A narrative and map describing proximity of the building to the nearest bus and/or train stop, and major transportation routes; (11) Evidence of ownership, if building submitted by owner. Non-Owners (e.g. brokers) must provide evidence of authority granted by property owner to submit the property; and (12) Any information related to title issues, easements, or restrictions on the use of the building.
