Map of Delineated Area General Services Administration (GSA) seeks to lease the following space: State: Wisconsin City: Milwaukee Delineated Area: NORTH: 1) At the intersection of N. Hawley Road and W. State Street along W. State Street / Menomonee River Parkway west to North Avenue. 2) At the intersection of W. Brown Deer Road and 107th Street west to the intersection of W. Brown Deer Road and Lilly Road. WEST: 1) At the intersection of Lilly Road & W. Brown Deer Road south along Lilly Road South to W. Bluemound Road. 2) At the intersection of W. Bluemound road & Kossow Road south along Kossow Road to Greenfield. SOUTH: 1) From Kossow & W. Greenfield Avenue east to S. 108th Street. 2) AT the intersection of S. 108th Street & Greenfield south to W. National Avenue. 3) At the intersection of S. 108th Street and National Avenue east along W. National Avenue to S. 60th Street. EAST: 1) At the intersection of S. 60th & Greenfield north along 60th Street/Hawley Road to W. State Street. 2) At 107th Street and North Avenue north along 107th to W. Brown Deer Road. (ABOA): 11,066 Space Type: General Office and Mission Related Parking Spaces (Total): Twelve (12) Parking Spaces (Surface): Parking Spaces (Structured): Parking Spaces (Reserved): Twelve (12) Secured Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: • The offered building shall be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. • The offered building shall not be more than 1/2 of a mile from a public transportation stop. • The minimum distance from K thru 12 schools shall be at least 2/10 of a mile. Single family residential areas shall not be within 2/10 of a mile. The distance shall be measured using a vehicular path of travel method. • Churches and commercial day care uses shall not be within line of sight of the offered building. Church appurtenances (such as steeples) may be within line of sight. • Parking for sedan/SUV type vehicles shall accommodate vehicles up to 7'0" in height. Parking shall be for full size vehicles and shall be secured with 8 ft. high anti-climb fencing. Fencing type shall be required by the local authorities having jurisdiction over the project. Access shall be by electronically controlled power operated commercial grade rolling or swinging gates matching the design and height of the fencing. • Offered Building to provide an exterior covered and enclosed sally port 16 ft. wide by 26 ft. long, heated to a minimum temperature of 45 degrees Fahrenheit. Access shall be by electronically controlled power operated 10 ft. wide by 8 ft. clear height commercial grade roll-up doors compatible with the design and color of the sally port enclosure. Direct access from the sally port to the offered space shall be required through a secure non-public path of travel. • This requirement is for a Facility Security Level (FSL) III facility, as defined by the Interagency Security Committee (ISC). The offered property must meet the ISC requirements for an FSL III facility, including but not limited to the use of a combination of setbacks, site planning, façade hardening and structural measures to provide a medium level of façade and structure blast resistance protection. The site specific required protection will be determined at the sole discretion of the government on a case by case basis Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
