Description
The VA currently leases 1,420 net usable square feet (NUSF) of space at 1844 Fiddler Court, Tallahassee, FL 32308, for the Tallahassee OIG Office. The lease is due to expire May 31, 2018. The VA intends to continue occupancy in accordance with (IAW) authority outlined in GSAR 570.402 Succeeding Leases. However, the VA is conducting a completion for alternative space and will relocate if potential offerors can show the cost advantages of relocation to the Government. The cost of moving, alternations, and other factors will be considered when determining whether to relocate. Offered space must be one contiguous floor, and shall provide 1,420 NUSF of space. On-site parking for 5 vehicles is required, of which at least 1 spaces must be ADA compliant. A full service lease for up to 10 years will be considered (5 year firm term). Occupancy is required by June 1, 2018. Proposed Property shall not be located within the 100-year flood plain. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. To be considered, space must be within or bordering/facing the delineated area as follows: North: Interstate 10 I-10 South: Mahan Drive East: Chaires Cross Road West: Capital Cir NE To be included in initial considerations interested offerors shall address ALL of the following when responding to this advertisement/announcement. Do not submit response in binder, spiral format, etc., submit on plain bond paper only with not more than ten (10) pages: Proposed Property address with a map showing property within the delineated area. Name, phone number and email address of Property Owner. Note, if responding and you are not the property owner, i.e. broker, provide a written statement from the property owner (owner letterhead) authorizing you to represent the owner. Documentation evidencing that proposed property is outside the 100-year flood plain. Documentation delineating the cost advantages to the Government for relocating to proposed space. Documentation delineating offerors ability to meet all the Governments requirements identified in this advertisement/announcement. Amount of space offered. Cost; i.e.$/NUSF. Identify base rent cost figure and operating cost figure, together these figures equal the total NUSF cost. Number of parking spaces. Note, the above figures are minimums, there is no maximum. Date space is available. Other pertinent information. VA staff will conduct a market survey of properties meeting the above requirements.
