East Boundary: Beginning at intersection of HWYS 171 and 71, proceed southbound along HWY 71 then becoming HWY 152 and stopping at I-215. South and West Boundaries: Beginning at HWY 152 and I 215 proceed westbound along I215 and stopping at HWY 171. Minimum Sq. Ft. (ABOA): 20413.0 Maximum Sq. Ft. (ABOA): 21433.65 Space Type: Office (20413 USF ABOA), Warehouse (0 USF ABOA), Storage (0 USF ABOA), Other (0 USF ABOA), Land (0 USF ABOA), Wareyard (0 USF ABOA) Parking Spaces (Total): 5 Parking Spaces (Surface): 0 Parking Spaces (Structured): 5 Parking Spaces (Reserved): 0 Full Term: 180 months Firm Term: 120 months Soft Term: 60 months Option 1 Term: 0 Option 2 Term: 0 Additional Requirements: Space shall be BOMA Class “A” or Class “B” Office space with no exceptions. Buildings located within any type of Manufacturing, Industrial, Warehouse, Retail or similar zones will not be accepted. Agency space shall be located within ½ mile walkable distance to public transportation with one or more bus stops or combination of bus and train stops. Adequate eating facilities shall be located within the immediate vicinity. Other services such as retail shops, cleaners, banks, etc. shall also be located within the immediate vicinity. Agency space cannot be located adjacent to law enforcement or courts and this includes Federal, State, Local Agencies, Foreign Office or Embassies. Typically, Agency requires a one-story building or single floor occupancy. If the facility is more than one story, the public entry, security, information, records, and ceremony rooms should remain on the first floor serving most public functions. The remaining Agency required space will be planned accordingly to include proper and separate access (including elevators) for the public and for employees. These accesses shall be separate from other tenants in a multi-tenant building. The separation of the Public and Employee space will be an important aspect of this facility. All visitors shall enter through a single, well defined, secure entrance. The entrance sequence will include a public entry that provides for protection from the weather while waiting for the security screening. Agency employs an online appointment scheduling system, so visitors will come in a consistent stream throughout the day. The busiest time will be first thing in the morning when the first round of appointments will all show up at approximately the same time requiring the process to accommodate approximately 75 people. The employees will enter via a separate and remote entrance and shall circulate through the entire building within a separate and secure path. The space needs to be contiguous. It can be on separate floors, but it would need dedicated circulation for employees and another for the public that goes between the floors, which would make the space contiguous. Throughout the facility (both the interior and the exterior) Agency will use standard colors, signage, and images provided to the lessor for framing and placement that portray the Agency “Brand”. An established color palette for the interior finishes will be established as design commences. LEED for Commercial Interiors (LEED®-CI), certification must be or will be achieved on offered buildings. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be a flood plain.
