- U.S. GOVERNMENT WANTS TO LEASE SPACE IN RALEIGH, NC RLP No. 6NC0110 General Services Administration (GSA) seeks to lease the following space: State:Raleigh City:North Carolina Delineated Area:NORTH: Start at intersection of I-40 and I-540/Northern Wake Expressway. East on I-540 to U.S. Route 401. EAST: Start at intersection of U.S Route 401 and I-540. South on I-540 to I-495/U.S. Route 264/U.S Route 64. SOUTH: Start at intersection of I-540 and I-495/U.S. Route 264/U.S Route 64. West on I-495/U.S 264/U.S. 64 to I-440. South on I-440 until it curves to the west and becomes I-40. Continue west on I-40 to I-440 on the west side of the city. WEST: Start at intersection of I-440 and I-40. North (and then northwest) on I-40 to I-540 Minimum Sq. Ft. (ABOA):23,336 Maximum Sq. Ft. (ABOA):23,336 Space Type:Office Parking Spaces (Total):At least 144 parking spaces must be publicly available either on-site, or within 800 walkable feet or within two (2) blocks from the entrance of the offered building. It is preferred the offered space be located on second floor or above. The space must be contiguous on one floor and must have the potential for an efficient layout. The space should be no more than twice as long as it is wide. Column spacing shall be a minimum of 20' on center. The building must have two accessible elevators to service the space; one of which may be a freight elevator. Sites which are located directly on a highway or six-lane thoroughfare shall not be considered in the following instances: a)The two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block; b)The location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space. The space shall not be located within ¼ mile of active railroad tracks or congested freeways that may compromise sound. The space shall not be located within ¼ mile of electrical sub-stations to avoid interference with electronic equipment. Public transportation must be available, at regularly scheduled times during the entire workday within 800 walkable feet or two (2) blocks from the building entrance. The route from the bus stop to the building entrance shall be accessible for the mobility impaired. Public parking must be available either on-site, within 800 walkable feet or within two (2) blocks from the entrance of the offered building. The Government requires a fully serviced lease and day time cleaning. All services, janitorial supplies, utilities, partitioning and tenant alterations are desired as part of the fully serviced rent. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. Expression of Interest should include: •Building name and address and location of available space within the building •Rentable square feet available and expected rental rate per rentable square foot, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. •ANSI/BOMA office area (ABOA) square feet to be offered •Building Common Area Factor •Date of space availability •Building ownership information •Amount of parking available on-site and its cost.
