- GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Washington City: Mount Vernon Delineated Area: Mount Vernon City Limits Minimum Sq. Ft. (ABOA): 5,907 Maximum Sq. Ft. (ABOA): 6,599 Space Type: Office Parking Spaces (Total): 0 Parking Spaces (Surface): 0 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 0 Full Term: 15 years Firm Term: 10 years Option Term: 0 Additional Requirements: -Not in the 100 year flood plain. -No history of prior heavy industrial use, including but not limited to large dry cleaning operations, rail yards, gas stations, or industrial facilities. -No part of the building within 500 feet of an active, freight -carrying railroad track. -At least one public transportation stop located within 800 walkable linear feet of the public entrance. -Entire space at-or above-grade. -Contiguous space, all on one floor (no interior steps or ramps), not separated by common hallways or other areas. -Regular shape, free of obstructions that hinder development of efficient space design. Not more than twice as long as it is wide. Columns at least 20 feet from walls and other columns. -A clean AutoCAD shell drawing and site plan must be provided with offer, and certified as accurate by GSA, so that SSA can perform test-fit to ensure space is adaptable to secure an efficient layout as determined by SSA before lease may be awarded. [K1] Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. The U.S. Government currently occupies office and related space in a building under a lease in Mount Vernon, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
