- The VA currently has three leases in the 6900 Southpoint Building, located at 6900 Southpoint Drive, North, Jacksonville, Florida 32216. The three leases include the 3rd Floor, Primary Care that occupies 9,999 NUSF and expires 8/31/2019; the 4th Floor, Primary Care Lease that occupies 9,999 NUSF, and expires 1/25/2020 and the 5th Floor Mental Health Lease that occupies 9,989 NUSF and expires August 24, 2021. The VA intends to consolidate the three leases for a total of 29,987 NUSF, into one lease and continue occupancy in accordance with (IAW) authority outlined in GSAR 570.404 Superseding Leases. However, the VA is conducting a search for alternative space and will relocate if potential offerors can show the cost advantages of relocation to the Government. The cost of moving, alterations, and other factors will be considered when determining whether to relocate. Offered space shall be on one contiguous floor, and shall provide 29,987 NUSF of space. On-site parking for 150 vehicles is required, of which at least 5 spaces shall be ADA compliant. A full service lease for up to 10 years will be considered (5 year firm term). Occupancy is expected approximately 180 days after award. Proposed Property shall not be located with the 100-year flood plain. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules and public corridors, and public toilets required by local code. To be considered, space shall be within or bordering/facing the delineated area as follows: NORTH: Beach Boulevard SOUTH: J. Turner Butler Boulevard EAST: Southside Boulevard WEST: Interstate 95 I-95 To be included in initial considerations interested offerors shall address ALL of the following when responding to this advertisement/announcement. Do not submit response in binder, spiral format, etc., submit on plain bond paper only with not more than ten (10) pages: 1. Proposed Property address with a map showing property within the delineated area. 2. Name, phone number and email address of Property Owner. Note, if responding and you are not the property owner, i.e. broker, provide written statement from property owner (owner letterhead) authorizing you to represent the owner. 3. Documentation evidencing that proposed property is outside the 100-year flood plain. 4. Documentation delineating the cost advantages to the Government for relocating to proposed space. 5. Documentation delineating offerors ability to meet all the Governments requirements identified in this advertisement/announcement. 6. Amount of space offered. 7. Cost; i.e. $/NUSF. Identify base rent cost figure and operating cost figure, together these figures equal the total NUSF cost. 8. Number of parking spaces. Note, the above figures are minimums, there is no maximum. 9. Date space is available. 10. Other pertinent information. VA staff will conduct a market survey of properties meeting the above requirements.
