Description
Concept drawing Map U.S. GOVERNMENT seeks to lease the following office space through the Automated Advanced Acquisition Program (AAAP): Project No. 17-REG10-6WA0504 State: Washington City: Bellingham Delineated Area: Bellingham Central Business District: • North: Water front to Roeder Ave to Broadway St. to Astor St. to ‘F' St. • East: ‘F' St to Bancroft St. to ‘D' St. to Dupont St. to ‘C' St. to Halleck St. to Ohio St. to Ellis St. to N. Forest St. • South: N. Forest St. to Boulevard St. to Water front • West: Water front (Please see map attached) Space Type: Office Minimum Sq. Ft. (ABOA): 878 ABOA / approx. 1,010 Rentable Maximum Sq. Ft. (ABOA): 922 ABOA / approx. 1,111 Rentable Term: Up to 15 Years Additional Requirements: 1. Buildout will include minimum 400 ABOA SF basic kitchen-style lab / prep area 2. If offered space is not on grade, a freight elevator that can accommodate dimensions of 32"x80"x85" is required 3. All entry ways leading in to the offered space must be able to accommodate the dimensions 32"x80"x85" 4. Please see Agency Requirements & Concept Drawing attached for further information. 5. Please provide current seismic condition / certification of property together with AAAP submittal. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain. HOW TO OFFER: The Automated Advanced Acquisition Program (AAAP), located at https://aaap.gsa.gov, will enable interested parties to offer space for lease to the Federal Government in response to RLP 17-REG10. In addition, the Government will use its AAAP to satisfy the above space requirement. Interested parties must go to the AAAP website, select the "Register to Offer Space" link and follow the instructions to register. Instructional guides are offered in the "HELP" tab on the AAAP website. Once registered, interested parties may enter offers during the ‘Open Period'. For assistance with the application, email AAAP.Manager@gsa.gov. YOU MUST REGISTER AT https://aaap.gsa.gov TO MAKE AN OFFER! The Open Period is the 1st through the 7th of each month, ending at 11:59 p.m. EST. Offers can not be submitted during the Closed Period (8th through the end of each month) and will not be considered for projects executed during that time period. ALL INFORMATION IS TO BE COMPLETED IN https://aaap.gsa.gov. Please do not attempt to print out and complete paper copies of the RLP. Please do not forward paper copies of your offer in response to this advertisement. This requirement is in GSA REGION 10. Lease award will be made to the lowest price, technically acceptable offer, without negotiations, based upon the RLP requirements package found on the AAAP website. During the Open Period, offerors will be permitted to submit new offers or modify existing offers. Offerors can draft an offer at any time; however, you can only submit an offer during the Open Period. 10 years firm, 10 years with 5 years firm, and 15 years with 10 years firm terms will all be considered. To increase chances of an accepted award submit a best offer for each term. Offeror should anticipate financing the tenant improvement costs, a portion of which may be repaid upon space acceptance in lump sum and a portion of which will be amortized and repaid with interest during the firm term of the lease. PM and A/E fees are intended to cover design, construction and financing costs as set forth in the RLP & form Lease available at https://aaap.gsa.gov The offered space must comply with RLP 17-REG10 and must meet Federal Government, State, and Local jurisdiction requirements, including requirements for fire and life safety, security, accessibility, seismic, energy, and sustainability standards in accordance with the terms of the Lease.
