All prospective properties must be physically located within, or front the boundaries below. No locations within the 100-year or 500-year floodplains will be considered. North: Starting at Hwy 2 and Springfield Rd east to Hwy 19 to Interstate 90. East: Interstate 90 south to Co. Rd. Mn. South: Co. Rd. Mn west to Co. Hwy Ab to B Rd. to Co. Rd. Mm to M Rd. to Hwy 18. West: Hwy 18 to P Rd. to Church St. to Thinnes St. to Springfield Rd to Hwy 2. REQUIREMENT: The United States Government ("Government") is seeking expressions of interest from potential sources for warehouse space in Dane County, WI (Middleton, Madison, Riley, Verona, Fitchburg, McFarland, Monona, Maple Bluff, Waunakee, and Cross Plains). The US Government's existing lease in Middleton, WI is expiring and the Government is interested in leasing approximately 7,700-8,400 rentable square feet of warehouse or flexible space and related space in Middleton, WI or surrounding Dane County, WI within the boundaries listed, for use by the United States Geological Survey (USGS). The area of consideration/delineated area /boundaries are located in Dane County bounded by the following; North : Starting at Hwy 2 and Springfield Rd east to Hwy 19 to Interstate 90. East : Interstate 90 south to Co. Rd. Mn. South : Co. Rd. Mn west to Co. Hwy Ab to B Rd. to Co. Rd. Mm to M Rd. to Hwy 18. West : Hwy 18 to P Rd. to Church Street to Thinnes Street to Springfield Rd to Hwy 2. The space must yield a minimum of 6,700-7,400 ANSI/BOMA (formerly "Usable") square feet of contiguous space, and an additional 18,020 ANSI/BOMA square feet to accommodate a ware yard. 50 parking spaces, inclusive of ABBAS (formerly ADA) parking are required. The exterior must allow for a 50-foot turning diameter for maneuvering space for vehicles and trailers. The space offered must be contiguous and preferably a single-story location. A two-story location may be considered. The anticipated term is 15 years, 5 years firm as a fully serviced lease. The building must be located in a prime commercial warehouse district with attractive, prestigious, professional surroundings and a prevalence of contemporary design and/or tasteful rehabilitation in current use. Streets and public sidewalks must be well maintained. The location should provide employee parking within convenient walking distance of the offered building sufficient to cover the commuting needs of employees. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary. The building must also possess the ability to demonstrate meeting all current Federal/GSA/PBS, State, and local codes and regulations; Federal environmental regulations including but not limited to fire and life safety, accessibility, OSHA, LEED, Energy STAR, and seismic protection. The successful offeror must be able to demonstrate the ability to deliver the requirement including the build-out of space by 10/23/2017. SUBMISSION REQUIREMENTS 1. Building name/address. 2. Legal property description, recent survey, and property identification numbers (PIN). 3. Location of space in the building and date it will be available. 4. CAD disk with dimensions shown and one-eighth inch scale dimensioned drawing of space offered - showing columns, stairwells, restrooms, windows, paths of egress and any other architectural features of the space. 5. The actual space being offered must be identified with hash marks or some other identifier. 6. CAD disk and/or one-eighth inch scale drawings of typical floor plates for the entire building - including the first floor entrances, exits, egress, etc. that help determine ABAAS, ADA and fire life safety requirements. 7. ANSI/BOMA defined office area/useable square feet (USF) 8. Rentable Rate per square foot (RSF) and Rentable Square Feet (RSF) offered 9. State Tenant Improvement Allowance (work letter) included in Rentable Rate 10.
