Description
GSA Public Buildings Service U.S. GOVERNMENT General Services Administration (GSA) seeks to lease the following space: State: Melville City: New York Delineated Area: North: Route 25 East: Sagtikos State Parkway South: Southern State Parkway West: Route 135 Minimum Sq. Ft. (ABOA): 30,505 ABOA SF Maximum Sq. Ft. (ABOA): 30,505 ABOA SF Space Type: Office Parking Spaces (Total): 154 Parking Spaces (Surface): 154 Parking Spaces (Structured): N/A Parking Spaces (Reserved): 154 Full Term: 15 Years Firm Term: 10 Years Option Term: N/A Additional Requirements: Class A office space is required. All space shall be contiguous and preferably on the second floor or higher. Space on the first floor shall be considered only when no other space is available or if deemed appropriate by the Government. Although the Government's regular working hours are 7:00 a.m. to 5:30 p.m., 24-hour access to the space and an elevator shall be available, 7 days a week, 365 days per year. The proposed facility shall not be located in the immediate vicinity of any facilities identified by the Interagency Security Committee (ISC) as "hazardous materials transportation/storage facilities." Examples of hazardous locations include facilities with potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as railroad lines transporting hazardous material. It is preferred that the proposed facility not be located near a low risk facility. Examples of "low risk facilities" include day care centers, schools, hospitals and religious/rehabilitation/social service centers. The proposed facility shall not be located near Public Defenders, Immigration and Customs Enforcement, Probation Offices or other businesses or facilities deemed unacceptable by the Government's Physical Security Unit (PSU) for security purposes. This requirement may be waived by PSU if no other facility is deemed acceptable. Facilities that provide underground parking shall have access controlled parking restricted to building tenants only. Facilities with open/general public parking below the building proposed for the Government's office shall not be considered. The building should be capable of meeting Federal Facility Security Level (FSL) III Security Requirements The U.S. Government currently occupies office and related space in a building under a lease in Melville, NY, that will be expiring. The Government is considering alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 100 year flood plain.
